Job Purpose

Reporting to the Head of Investment, you will be supporting the Investment Team within PERE. You will be responsible for asset and portfolio analysis & monitoring, conducting due diligence, carrying out financial modeling & feasibility studies, evaluating & structuring deals and manage the executing process including negotiation, risk assessment and documentations.

Job Responsibilities

  • Assist in real estate investment deal structuring & evaluation and execution of investment projects
  • Manage financial modeling, feasibility study including but not limited to market research, deal structure, real estate valuation, business case analysis, financial analysis, sensitivity analysis, risk assessment, etc.
  • Manage transactional aspects relating to commercial, financial, tax, legal, compliance and operational matters
  • Analyze performance at asset and portfolio level
  • Support business development efforts for investments and development opportunities
  • Prepare pitch deck or materials for prospective tenants, clients, co-GP, LP, partners, vendors etc.
  • Provide support and prepare Investment Memos for Senior Management and Board approvals
  • Provide support for other teams within PERE and overall Corporate Strategy Department, as and when necessary

Education/ Professional Qualification

  • Minimum Tertiary education preferable in Real Estate / Finance / Investment / Accounting / Engineering or equivalent.
  • Experience in Real Estate Investment process and cycle is preferred
  • Professional Certification in Real Estate/Investment/Corporate Finance or ongoing certification is an added advantage
  • Excellent command of written and spoken English and Bahasa Melayu
  • Strong communication and interpersonal skills, with problem-solving ability
  • Intellectual curiosity, strong professional judgment, work independently and have initiative mindset
  • Ability to handle multiple projects simultaneously and prioritize tasks effectively

Professional Experience

  • Minimum 3-5 years relevant experience in Real Estate, Corporate Finance, Investment Banking and/or Management Consulting industry
  • Proficient in financial modelling to perform feasibility studies, investment decisions and project return forecast
  • Prior experience with real estate developer, investment manager, REIT or private real fund would be preferable

Job Dimension (Impact & Accountabilities)

  • Accountable for the full process cycle of real estate investment evaluation and proposals
  • Accountable for financial and non-financial terms to the prospective tenants, partners, vendors etc.
  • Supports overall PERE team in financial analysis, due diligence, planning and problem solving
  • The impact will be on the growth of Asset Under Management (“AUM”) & recurring income
