Job Description: The Commercial Executive of the Southern Regional Office plays a crucial role in planning, coordinating, and executing activities related to the leasing of Railway Assets in the Southern Region. This role encompasses various tasks, including managing new lease applications, lease extensions/renewals, appeals, addressing issues such as amendments and adjustments to leases, and lease termination. Additionally, the Commercial Executive is involved in revenue collection and managing rental arrears. Detailed Responsibilities: 1. Activities Related to Leasing: • Assist customers who visit the office or inquire about leasing matters, including rental location inquiries, lease registration procedures, lease terms, kiosk availability at stations, and other leasing-related issues. • Coordinate site visits with current and potential tenants, including scheduling appointments, verifying and measuring on-site for new lease applications, making site adjustments, and resolving ongoing issues. • Handle complaints and conduct investigations related to existing tenants or third-party complaints concerning commercial activities. • Inform Headquarters of site check findings through written reports, emails, WhatsApp messages, or phone calls. • Present leasing matters during the Rental and Leasing Committee (JKPP) meetings. • Identify potential railway-owned/reserved land locations suitable for commercialization/lease. • Conduct monitoring site visits to ensure tenant compliance with lease terms. • Coordinate site visits with relevant external stakeholders (e.g., KTMB and Fiberails, if applicable) to collect feedback related to leasing. • Monitor and coordinate tasks with the Associate Commercial for the leasing handover process to active tenants. 2. Activities Related to Revenue Collection: • Organize rental collection or arrears payments for tenants making payments at the office counter. • Collaborate with the Associate Commercial to follow up with tenants who have outstanding payments, serving as reminders to settle their arrears promptly. • Work together with the Associate Commercial to make follow-up calls and conduct site visits to existing tenants (if necessary) for RAILS application registration and assist customers with registration and usage procedures. 3. Monitoring Parking Operators: • Oversee the cleanliness and operations of parking areas managed by parking operators. 4. Representative: • Act as a representative in meetings, gatherings, and site visits with local leaders, community members, or Local Authorities (PBT). • Collaborate with other headquarters or regional offices to determine land boundaries and safety distances for leasing activities. Qualifications: • Possess a minimum of three (3) years of comprehensive experience in Commercial and Business Development. • Bachelor's degree in Business Administration, Marketing, or any related field. • Demonstrated ability to maintain professionalism and handle confidential information. • Proficiency in MS Office and other tools i.e. Canva. • Strong organizational and time management skills with the ability to prioritize tasks effectively. • Strong attention to detail, analytical, strong problem-solving skills, and an exceptional stakeholder service focus. • Strong communication and interpersonal skills for building meaningful relationships with the team mates and clients. • Proficient in delivering clear and compelling presentations. • Demonstrated leadership qualities and a collaborative approach to teamwork
