Job Functions : To assist the Property Executive (“PE”) / Supervisor to carry out scheduled inspection, general repairs and general supervision of service
/ maintenance contractors and / or renovation contractors in order to
achieve the expected professional service deliverables and to seek for
continuous improvements.


Key Accountabilities and Responsibilities
Key areas as required (but not limited to) in meeting the property management requirements:
o Services provided are in accordance to the agreed service level.
o Supervision of service and renovation contractors to ensure that works are performed in accordance with approved plans and conditions.
o Conduct preventive inspection checklists for all Mechanical & Electrical installations following the annual preventive program frequency. Additionally, prepare reports detailing the operating conditions.
o To immediately trouble shoot and rectification of the following Building Services at the Common Areas and any specified areas, including but not limited to:
all electrical fittings and general mechanical faults;
all plumbing works related to piping and drainage blockages, leakages and seepages, etc;
all handyman’s work such as mason works, carpentry works, painting, general repairs; and
any other ad-hoc jobs as and when as directed by the PE / Supervisor.

o Typical Building Services may include but not limited to:
Security / Cleaning / Pest Control / Landscape / Waste Disposal / Sanitary / Ground Maintenance / Façade & Roof / Signage / Car Park / Common & Service Areas
Incidence Reporting / Complaints & Claims / Statutory Reporting / Provisions in Strata Titles Act and Strata Management Acts.
o Typical M&E Equipment, Installations and Systems may include but not limited to:
Electrical Switch Board / Transformer (Require qualified Chargeman’s License to handle)
Air conditioning components – Air Handling Unit (AHU) / Chillers / Cooling Tower
Standby Electrical Generator Set (Genset) / Uninterrupted Power Supply (UPS)
Solar Energy Conversion and Storage System (SECSS)
Vertical / Horizontal Transportation System (Lift / Escalator / Elevator)
Fire Safety (Protection) System / Central Monitoring System (CMS) / Fire Control Panel
Water Tanks & Pumps / Piping System / Sewerage System
Building Automation System (BAS) / Building Monitoring System (BMS)
Security Access System
Closed Circuit Surveillance System (CCS) and CCTV
Public Address (PA) System
Special Purposed Built Operating System
