Job Description/Responsibilities: a. To lead preparation of monthly claim, documentation, site valuation, taking off, local authorities’ approval and etc. b. Oversee and monitoring projects and site quantity surveyors from the start through completion. c. Ensuring the work is completed, quality and within budgetary. d. To control / monitoring project cost, budgeting, expanses, petty cash and materials. e. To liaise with Client (JKR / JPP / IWK) for documentation, valuation, material approval and etc. f. To Prepare variation works and Final Account with client and subcontractors. g. To lead, manage and execute post contract works. h. Understand all aspects of the contracting process, and technical building technique and requirements including commercial sense. i. Assists the Technical Project Team on commercial and contractual aspects of the projects. j. Maintain and prepare contract summaries, contract change notices including reporting and status updates. k. Informs and monitor project team members on contractual requirements. l. To procure supplies, equipment and works with full observance of prevailing policies, procedures and guidelines. m. To be acquainted with and keep abreast with the market knowledge and trending in order to established market intelligence and database for determination of best procurement strategy. n. To determine the best procurement strategy in terms of the tender package, mode of contracting e.g. leasing, short- or long-term contract, contract coupled with maintenance services, out-source or in-house nature. o. Overview the materials procurement schedule which include rate, quantity, delivery and storage constrains of each site. p. Overviewing Site Quantity Surveyor in procurement of sub-contractors and suppliers for each project which include sourcing, negotiating, finalizing and awarding sub-contractors and suppliers based on overall projects schedule in advanced. q. Evaluation on the claims (work done & variations), quotation of subcontractors/main contract. r. To issue Letter Award / Work Order to sub-contractors/suppliers. s. Attend all project/site meetings with Consultants, Contractors and Sub-contractors to review progress, discuss and resolve any contractual issue highlighted pertaining to the projects undertaken by the Company. t. To ensure all progress claim are verified up to the final claim certification. u. Collect the data, journals, calculations, taking off, monitoring sheet, ledger and any supporting document. Do comparisons with main claim and prepare Final Account. Qualification and Experience: 1. Candidates must possess at least Degree in Quantity Surveyor, Construction Management or equivalent 2. Minimum ten (10) years’ experience with exposure in project or property management/industry. 3. Good construction knowledge and coordination skills with sub-contractors, consultants and clients. 4. Required language – English and Bahasa Malaysia. 5. Has basis knowledge of contractual matters and revised cost and quotation if/when required. Other Requirement: 1. Meticulous, fast phase, ambitious, fast-paced, energetic, presentable, self-motivated, disciplined, responsible, possess good communication and interpersonal skills, and capable of working independently. 2. Poses own transportation and willing to travel. 3. Able to start immediately will be advantages.
