Job Responsibilities:

  • To prepare, verify and analyze periodic reports (MMR, KPI and Ageing Report), proposal papers, updates and presentations to management on property leasing matters.
  • To review and analyses the periodic financial projections of the property, assess the internal and external factors affecting the asset management strategies and recommend solutions to optimize returns and conduct rental rates review.
  • Ensure all leasing activities comply with Level of Authority (LOA), legal requirements and company policies.
  • Maintain accurate and up-to-date records of lease agreements and tenant interactions.
  • To be the liaison officer to tenants and administer the rental collection using S3P system according to assigned portfolio, this includes but not limited to:
  • Issues invoices, issues receipts and update the rental collection records.
  • Identify tenant arrears and issue reminder letters.
  • To manage enquiries on rental accounts and complaints.
  • To ensure rental reconciliation are completed every month.
  • To prepare and report to the management on rental collection records and arrears for management decision.
  • To initiate legal action after the tenants, fail to respond to our third reminder letters on the uncollected rentals.
  • To propose to the management to reschedule or write off for the bad debts when necessary.
    • Monitor lease agreements, including renewals and expirations, and coordinate lease renewals
    • Conduct property management site visit.
    • To source for prospective tenant for all commercial properties owned by PNS.
    • To handle all lease negotiations, renewals and administration.
    • To prepare approval memo for new tenancy application.
    • To lease with legal department in preparing Tenancy Agreement and other related matters pertaining to tenants’ issues.
    • To conduct property viewing with Estate Agent and prospective tenant.
    • To maintain stakeholders’ relationship and business continuity.
    • Act as a liaison between landlords, tenants and contractors ensuring efficient and effective management.
    • Implement procedures for settling complaints, maintain records, respond to office tenant inquiries, and coordinate tenant events.

    Job Requirements.

    Qualifications:

    • Bachelor’s degree in Real Estate, Business Administration, or a related field.
    • Experience in property leasing, real estate, or a similar role.
    • Strong knowledge of leasing processes, property management, and market dynamics.
    • Excellent negotiation, communication, and interpersonal skills.
    • Proficiency in leasing software and property management tools.

    • Ability to work independently and manage multiple leasing processes simultaneously.
