Responsibilities:

  • Responsible for all QS and contractual matters related to the execution and management of the construction contract (Pre & Post) including tender, estimation, progress claims, variation orders and final accounts.
  • As key person to liaise with contractors and consultants, sourcing and calling for quotation for comparison purpose.
  • Responsible for collecting, filtering, reviewing, evaluating, transmitting, archiving and tracking project information.
  • To review specifications and drawings to determine scope of work and contractual requirements.
  • Serve as the primary point of contact for addressing and resolving contract-related communications, disputes, and claims with financial implications with contractors and suppliers.
  • To prepare cost study for every trade involved in the contract.
  • Monitor budgets, costs, and cash flow projections, and provide updates to management.
  • Implement cost-control measures to mitigate financial risks and ensure project profitability.
  • Responsible to ensure the Letter of Award is prepared for the contractors.
  • Preparation of progress claims to be approved by Management, and follow up on certification and payment status.
  • Preparation of variation orders quotation and settlement of final account.
  • Work closely with the project managers, site team, consultants and contractors. Attend site valuation, site measurement and regular meetings when necessary.
  • Any other duties as may be assigned from time to time by the Management.

Requirements:

  • Bachelor's Degree in Quantity Surveying, Construction Management or equivalent.
  • A minimum of 5 years of working experience in the property development as a Contract Manager.
  • Proven strong ability in contract management, negotiation, administration, and dispute resolution.
  • An eye for details to capture critical details and a strong focus on cost-consciousness.
  • Excellent negotiation, analytical, and communication skills.
  • Proficiency with MS Office applications.
