RESPONSIBILITIES

1. Manage, monitor & supervise the operations team workforce. Review the competency of the operations team yearly.

2. Ensure vendor completed 52 weeks maintenance schedule as planned, preventive work (PM) and corrective work (CM) to ensure work carried out safely and efficiently.

3. Attend monthly meeting and evaluate vendor’s performance, ensure vendor submit monthly report, measure vendor’s KPI

4. Responsible for country regulatory compliance (ie Fire Extinguisher, Fire Certificate etc) and regularly review the requirements, maintaining ISO 27001, 9001, ISO 14001 and ISO 45001 certification including identify gaps and timely closure of audit/non-compliance findings

5. Support business development team for technical assessment, scoping, pricing and recommendations for self-perform opportunities

6. Keep track of all service contracts awarded to contractors in respect of the building services, pest control and cleaning services etc.

7. Attend to tenant’s complaints including solving problems arising related to the building maintenance. Resolve complaints & address demands swiftly & professionally.

8. Handle work orders and close work order tickets after issues have been resolved. Conduct daily site walks and rectify all findings. Page 2 of 2

9. Responsible for both soft and hard services – soft services include but not limited to general cleaning, pest control, specialize cleaning for data centre, physical security guard management, landscaping, pantry services,

10. Prepare working schedule for handyman and landscaper based on weekly or monthly basis.

11. Assist or assign team member to contractor at work on site.

12. Assist to apply access permit for contractors.

REQUIREMENTS

  • Candidate must possess at least a Diploma, Advanced/Higher/Graduate Diploma, Bachelor's Degree, Post Graduate Diploma, Professional Degree, Master's Degree, any field.
  • At least 3-5 year(s) of working experience in the related field is required for this position.
  • Required language(s) : Mandarin, English.
  • 100% handling client from China.
  • Preferably Executives specializing in Facilities / Building / Property Management or equivalent.
  • Confidence, Perseverance, Excellent interpersonal skills, Pleasant working attitude, self-motivated, and passionate
  • Strong communication skills & Eye for details
