Position: Property Manager

Reporting: Senior Manager, Real Estate Investment & Leasing and Real Estate Mortgage Department

Location: Kuala Lumpur

Objective

To analyses and execute any market real estate research and report, valuation, tenancy agreement, 3rd party rental etc. As key person in charge for all related communication with internal and external stakeholders for real estate investment activities, lease communication and tenancy management, budget, finance, and reporting for Department

Roles & Responsibilities

Tenancy (3rd party) as landlord / as tenant

  • Function as Property Manager on behalf of Landlord Bhd’s real estate portfolio especially 3rd party rental
  • Lease and tenancy management for “Bhd” premises/properties
  • Tenancy reneal, monitory of agreement, reporting and advise on market practices to client (Bhd)
  • Negotiate leasing rental
  • Preparation & update of building occupancy listing, building fact sheets, stacking plant, rent rolls and profile checklists
  • Administration and advisory of valuation from independent valuer on rental

Valuation, Research, analysis & reporting

  • Compile and provide research & analysis report on real estate condition
  • Preparation & Review monthly reporting
  • Preparation of market study report
  • Project Manager to host meeting and produce minutes

Branch /Agency Network/Topography & Sourcing new location /Expansion

  • Prepare current network presentation materials
  • Working with agent on analysis of topography and study
  • Conduct analysis and proposed network
  • Reach out to agent to source new location
  • Liaise with stakeholders to confirm location
  • Assist Senior Manager in preparation, submit and monitor business case for building administration, lease administration functions
  • Taking over site possession
  • Building conditions report to landlord
  • Travelling is required

Property Condition Report

  • Compile and provide property condition report if need be
  • Travelling is required

Compliance

  • Ensure compliance and adherence to Real Estate Investment Guidelines for internal/external regulatory functions
  • Ensure adherence to policies and operating guidelines, processes and procedures

Financial and Non-Financial Measures

  • Do not exceed the renewal tenancy expiry date
  • Renewal rental at market rental or below
  • Reporting on time
  • Carry out task on timely manner

Communication Requirements

  • Internal: Landlord Group Real Estate & Landlord Bhd’s Business Division
  • External: Property Management firm, Valuation firm, Estate Agency Firm, Property Developers, Vendors and Suppliers
  • Statutory body, local council and government authority

Minimum Job Requirements:

  • Education – Degree/Master in Real Estate Research or Valuation Property Management or related
  • Minimum 5-10 years of working experience in Real Estate or Valuation
  • Travelling is required. Must be willing to travel with own transport through out Landlord property network.
