Job Responsibilities

  • Responsible for day to day overall building operations which included but not limited to maintenance of M&E machineries & equipment, cooling systems, security services, cleaning services, pest control, carpark operations and other relevant aspects of property & facility management.
  • Establish, monitor and enhance planned preventive maintenance schedules and scopes to ensure that all mechanical, electrical, plumbing and cooling systems remain in optimal performance with quality to meet
    management's expectations. Provide yearly review of PPMs and conduct audits for all properties to measure performance level and recommend for enhancements if necessary.
  • Vendor/contractor/service provider management: Review and assist in selection process to engage the best performers and provide advices or suggestions in an articulate manner to the Company's best interests. Manage, monitor and review performances to evaluate their performances on a regular basis. Candidate must have in depth knowledge and experience in managing vendors/contractors/service providers and hands-on to the subject matter at all time.
  • Manage scheduled building inspections; including both statutory and non-statutory inspections (best practices aspect). This includes regulatory inspections by bodies such as BOMBA, JKP, DBKL, etc for all related matters such as lift permits, escalator permits, fire & safety, ventilation air quality, etc. Ensure that all permits & licenses are renewed/obtained and compliance to each respective local council and authority department's regulations is observed. This also includes fire, health and safety (OSHA) standards are complied and inspections are completed with relevant certificates obtained or renewed.
  • Effectively and efficiently manage complaints from management, tenants or occupants of the building with target to minimize turnaround time, clear and simple communication to resolve the subject matter. Periodically conduct
    satisfaction surveys to ensure high level of service quality is maintained.
  • Act as sustainability coordinator to collect and record all relevant data periodically from each respective building and branch. Manage and monitor closely on all utility consumptions to ensure optimization. Propose and
    implement cost saving measures wherever possible.
  • Effectively manage car park daily operations and collection as well as parking equipment's maintenance.
  • Ensure regular and timely reporting on all operational matters. Candidate must have general management experience to lead technical subordinate with proper supervision and guidance for staff development.
  • Perform as an Emergency Manager to lead, plan & organise annual fire evacuation drill exercise.
  • Job Requirements

    • Diploma/Degree in Building or Property Management or related discipline.
    • Minimum 5 years of experience in Building or Facilities Management and 2 years of supervisory experience.
    • Strong knowledge in M&E equipments, BAS system, HVAC system, LPG system, Fire Protection System, Building Structure, Car Park Equipments & etc
    • Proficient in Microsoft Office (Word, Powerpoint, Excel). Knowledge in using Autocad will be an added advantage.
