  • To improvise internal Real Estate (Property Development) Feasibility Study template and to make good of the current Feasibility Study template including proposed / introduce / implement the suit system to be used for the company.
  • Well verse in applying / using Microsoft Excel. Application of VBA Coding in creating system would be additional point. Smooth flow of Feasibility Template / Financial Modelling for Property Development.
  • Workout / coordinate with the various department including Project Department, Sales & Marketing Department, Cost & Contract Department, Finance Department and Legal Department on Business Development (BD) related matter on various information from the said departments to ensure all items in the Feasibility Study and related paperwork have been taken into consideration.
  • To assist Assistant Manager to prepare BD proposal including preparation of Power Point Presentation, Feasibility Study, Related Financial Modelling, Joint Venture proposal, initial market study research, site visit, initial site investigation, formal letters etc. to ensure the proposal produce is the most accurate where possible.
  • To assist Assistant Manager to make good of current SOP for BD, current template, documentation related to BD.
  • To assist Assistant Manager to develop BD strategy in sourcing, managing, and implementing new business acquisitions and opportunities related to Property Development.
  • To assist Assistant Manager to screen potential business deals (which related to Property Development) by analysing market strategies, deal requirements, potentials, and financials, evaluating options, resolving internal priorities; assess risk and cost/benefit, etc.
  • To assist in developing negotiating strategies and positions, examining risks and potentials, estimating partners’ needs and goals.
  • To conduct comprehensive feasibility studies for all projects/land identification and give briefing and presentation on the finding to the management.
  • To conduct market research, compile and analyse data on the property sector, demographic, economic, and other related property news.
  • Perform ad-hoc assignments related to the job as and when required.
  • Candidate must possess at least a Professional Certificate, Advanced/Higher/Graduate Diploma, bachelor’s degree, Post Graduate Diploma, Professional Degree, Business Studies/Administration/Management, Marketing, Finance, Project Management, or equivalent.
  • Previous experience in business development, sales/marketing, project management and/or stakeholders’ management would be advantageous.
  • Preferably possess a minimum of 2-3 years of working experience within the real estate/property development industry.
  • Excellent analytical, problem solving, leadership, good communication and interpersonal skills, initiative, strong financial and business insight.
  • Possess understanding of the property development industry including property development process, market trends, regulations & local property laws.
  • Ability to build financial models for real estate development projects.
  • Proficiency in business written and verbal communications with excellent presentation skills in English, Mandarin, and Bahasa Malaysia is preferable.
  • Knowledge of productivity tools and software, highly proficient in Microsoft Office, especially in Excel and PowerPoint.
  • Ability to work independently and set priorities to achieve desired results.
