General Maintenance Technician

Workplace: On-Site (Apartment/Condominium) Basic Salary: RM 1,500.00 1. General Maintenance and Repairs:  Perform minor electrical repairs, such as fixing lights, switches, and outlets.  Conduct basic plumbing repairs, including fixing leaks, unclogging drains, and repairing fixtures.  Carry out minor carpentry tasks, such as repairing doors, windows, cabinets, and furniture.  Perform painting and patching of walls, ceilings, and other surfaces as needed. 2. Routine Inspections:  Regularly inspect the building to identify maintenance needs and potential issues.  Check plumbing, electrical systems, and other building infrastructure to ensure proper functioning.  Report any significant issues to management for further action. 3. Preventive Maintenance:  Perform scheduled preventive maintenance tasks to extend the life of building systems and equipment.  Lubricate and adjust machinery and equipment as needed. 4. Grounds Maintenance:  Ensure walkways, parking areas, and other outdoor spaces are clean and safe. 5. Safety and Compliance:  Ensure all maintenance activities comply with safety regulations and building codes.  Conduct regular safety inspections and report any hazards to management.  Assist with fire safety equipment checks and emergency preparedness. 6. Facility Management Support:  Manage and organize maintenance tools and supplies. 7. Record Keeping:  Maintain accurate records of all maintenance activities, including work orders, repairs, and inspections.  Track inventory of maintenance supplies and ensure timely procurement of necessary materials. 8. Coordination and Communication:  Work closely with other maintenance team members and departments to coordinate tasks and projects.  Communicate effectively with building occupants to inform them of maintenance activities and any potential disruptions. 9. Emergency Response:  Respond promptly to emergency maintenance requests, such as plumbing leaks, electrical failures, etc.  Be available for on-call duty 24/7 for urgent issues.
