- To report matters which has to be disclosed from time to time in the performance of its obligations; - To conduct, manage and operate the Development as far as practicable within the budgets; - Collect all service charges and other amounts whether under the Sale & Purchase Agreements or otherwise (including rents, fees, and charges including base and other rentals, cleaning charges, contributions to outgoings and all sundry and miscellaneous charges); - Regularly review any arrears and any other charges; - Keep track of all financial transactions concerning monthly expenses, incidental repairs and purchases and collection of service charges; - Ensure service charges are collected average of Eighty (80%) per month based on quarterly collections. - Review any existing service and maintenance arrangements or contracts; - Prepare specifications schedule and contract conditions and call for quotations for all works and services at the Development exceeding Ringgit Malaysia Five Hundred (RM500.00); - Recommend and supervise all maintenance and service contractors and negotiate appropriate contract conditions; - Maintain control of the physical operation of the Developments including the common areas, and the tenanted areas in accordance with the Sale & Purchase Agreements and House Rules; - Attend to any necessary inspection or records required under applicable legislation where such services are not included in service or maintenance contracts; - Regularly inspect the Development and prepare written reports on the cleanliness and state of repair of the Development; - Establish and supervise all necessary security and emergency evacuation arrangements; - Ensure that any renovation or alterations are carried out in accordance with the conditions of the House Rules; - Regularly review the level of operating expenses of the Development. - Establish a liaison with all occupants at appropriate levels; - Review all statutory assessments; - Provide comments concerning insurances; - Administer the House Rules to ensure compliance by all owners occupants; - Take action to safeguard the interests of the Development in association with any undesirable tenancies within the Development; - Notify the insurance agent / broker of any accident or other event at the Development which may give rise to claim, by or against the Development. - Take all necessary and reasonable action to enforce all contracts; - Ensure that all contractors and personnel perform all obligations stipulated. - Deliver reports in relation to the Development within the specified time. - To attend all meetings and record proceedings of meetings. - In the case of emergency affecting the Development, do anything which is reasonable, proper and necessary or desirable to remedy the emergency. - Obtain required license and all other consents, approvals and authorities necessary to perform duties. - Willing to work in Sungai Nibong.
