Scope of Work
POSITION : BUILDING SUPERVISOR
1.Actions to be taken to ensure good collection with regular phone calls, notice to letterbox or house visit, all of which are to be within the laws. Provisions as stated in the Strata Management Act & Regulations may also be taken. May also propose to the JMB/MC to seek legal advice on the issuance of notice of demand or any other actions permissible by the laws.
2. To carry out the daily routine inspection of all the relevant components within the premises such as all the M&E services, plant rooms, common corridors, common usage rooms, swimming pools, other facilities and surrounding landscaped garden, etc. to ensure smooth running of all the relevant mechanism, cleanliness and safety of the premises.
3. To carry out the daily routine patrolling of surrounding common area (such as facilities), Surau, Garden & etc.
4. To carry out the daily routine recording of TNB & PBA’s meter reading.
5. To attend to minor repairs highlighted by Residents in respect of common area facilities.
6. To attend, replace and modify faulty minor electrical components in the common area.
7. To keep a proper record of all mechanical and electrical parts changed.
8. To take immediate remedial action against any faulty M&E services, such as malfunction of swimming pool pumps and lights.
9. To supervise the performance of the maintenance services provider such as the security, cleaner, gardeners, swimming pool cleaners, pest controller etc. to ensure the work to be carried out in accordance to the duties as set in the agreement.
10. To supervise the M&E services maintenance teams during their course of routine or remedial services on site to ensure efficiently, accuracy and quality of works carried out on site.
11. To carry out regular inspection on those units under renovation to ensure it comply with the application submitted to the management office. Also, to ensure all works are carried out according to renovation guidelines of the property.
12. To carry out any other duties as may be required by the Operation Manager as and when they arise in connection with the management of the property.
13. Willing to work in Karpal Singh Drive.
Job Type: Contract
Contract length: 12 months
Pay: RM1,500.00 - RM2,000.00 per month
