1. Overseeing the overall management and maintenance of the property and ensuring that the property in compliance with all laws, regulations, policies & procedures.

2. Monitoring and supervising all service contractors to ensure that proper industrial standard of services is adhered to and maintained at all times.

3. Managing and maintaining the common area and keep the common area in good condition and state of repairs.

4. Attending to urgent and ad-hoc complaints, faults, defects, breakdown repairs and damages including recording and compiling reports and feedback on job status.

5. Maintaining an inventory system for minor spare parts, materials and tools, equipment and appliance required under the contract. The cost of inventory shall be borne by the Client.

6. Liaising with external parties, including tenants and contractors on matter pertaining to maintenance works.

7. Inviting and evaluating quotations from service contractors.

8. Compiling all certificates, licenses, approvals, plans, contracts, manuals, documents, etc. for safe-keeping and future reference.

9. Coordinating repair works including liaising with the appointed contractors for them to carry out repair and/or rectify non-operational system and restore it to full operation as specified, and

10. During emergency, carrying out such repairs or take such other reasonable measures as in its discretion, it deems necessary to alleviate the immediate effects of such emergency, and notifying the Client within 48 hours.

11. Ensuring compliance of House Rules by tenants and taking action against undesirable tenancy within the Property.

12. Preparing and issuing notices on Annual General Meeting together with all the necessary forms and meeting agenda to all individual proprietors.

13. Liaising with the appropriate party to obtain details of individual proprietors, contact number and address, status of individual accounts, etc.

14. Liaising with the appropriate party to obtain individual proprietor’s share units, list of charges and number of share units transferred.

15. Compiling all necessary documents and assisting the newly elected council to submit the same to The Director of Lands and Mines, Jabatan Tanah & Galian, and/or COB.

16. Assisting the newly elected council in preparing of seal, letter head, rubber stamp and opening of bank account.

17. Assist in all aspects of property management and maintenance of the common property.

Working hours: Mon-Fri ; 8.30 am- 5.30 pm, Sat; 8.30 am- 1 pm.

Job Type: Contract
Contract length: 12 months

Pay: RM3,500.00 - RM4,500.00 per month
