BUSINESS DEVELOPMENT MANAGER Salary : RM 5,000 – RM 8,000 per month Job Responsibilities: Identify potential leasing opportunities within malls and commercial properties for F&B outlets. Developing and implementing strategies to generate leads and expand the company's business. Prepare leasing proposals and presentations showcasing the company's concept, financial viability, and value proposition to potential vendors. Negotiate lease terms, including rental rates, lease duration, and tenant improvement allowances, to achieve favourable outcomes. Assist in lease agreement preparation, review, and execution, ensuring compliance with company policies and legal requirements and to ensure good monitoring process for the lease expiry and tenancy renewals and termination. Prepare detailed weekly and monthly progress reports and presentations for management review. Establish and maintain good relationships with existing and new management, property owners, and leasing agents to stay informed about available spaces and negotiate favourable lease terms. Take up additional assignment given by management from time to time. Conduct feasibility studies and financial modelling to assess the viability of potential investment opportunities. Provide advice and recommendation to the management to solve all project and leasing issues and problems. Ensuring compliance with relevant laws, regulations, and company policies in all leasing activities. Undertake market research to analyze factors such as supply and demand, market trends, transactions, new project launches, government policies, and economic conditions, providing regular updates to management. Job Requirements: Bachelor's degree in business administration, finance, marketing, or a related field. 5 years and above working experience in business development, leasing, sales, or related fields is typically required. Experience specifically in leasing or commercial real estate leasing is highly beneficial. Good communication skills in English and Bahasa Malaysia. Proficiency in additional languages will be advantageous. Computer literate with strong proficiency in Microsoft Office. Strong in tenant solicitation, lease negotiation, and retailer network/relationship building. Detail-oriented with strong organizational and analytical skills. Ability to manage multiple leasing projects simultaneously. Willingness to travel as needed and work flexible hours to accommodate business events.
