Responsibilities: Support the Leasing Manager in planning and implementing tenancy mix in the retail mall; Identify and short-list suitable tenants and retail concepts for the mall. Initiate discussion with potential tenants, negotiate the lease and finalize rental and other terms and conditions. Ensure tenants’ adhere to the lease terms. Follow up through execution to the opening of the store; To address tenant complaints and inspecting vacated units; Establish and maintain good landlord-tenant relationships. Work together with Tenancy Admin team on tenancy agreements, management reports as well as documents with regards to lease transactions; Liaise closely with inter-departments on matters pertaining to rental and deposit collection, fit-out, operations and insurance as well as monitor and analyse tenants’ sales and overall performance; Conduct market research on shopping centres in order to keep abreast of retail property development in the market; Monitor competitors’ activities and benchmark for best practices; Assist manager to collect and compile market data such as details of similar centers, rentals, vacancy rate, economic condition, trends and other relevant data; Handle marketing duties including formulation & implementation of marketing plans, as well as sales & marketing strategies; Liaison with agents, prospects and tenants, conduct sales calls and presentations Responsible for negotiations of price, as well as matters relating to sales and tenancies; Handle pre-tenancy and post-tenancy matters such as issuance of Letter of Offer, Tenancy Agreement and Supplementary Agreement. Preparation of weekly, monthly report, proposals and follow ups; Arranging and taking prospects and agents for viewing of vacant space for lease; Oversee lease management related activities for a portfolio of properties which includes initiating, negotiating and executing lease renewals, lease restructuring, management of rental arrears and working with solicitors on legal actions; Responsible for tenant management which includes maintaining tenant contact, working through solutions to meet requests etc.; Manage negotiation of all leases of divisional portfolio within limits of authority, to maximize owner’s rental income keeping within retail plan, budget parameters and relevant legislations; Manage the introduction of new retailers and retail formats to the portfolio / centre; Responsible for the development and maintenance of a potential retailer list, tenancy administration and financial control; Manage negotiation of all leases of divisional portfolio within limits of authority, to maximize owner’s rental income keeping within retail plan, budget parameters and relevant legislations. Coordinate with tenants on rental payments, renewal of leases and refund of deposits upon lease expiry. Requirements: Minimum 2 years experience within marketing and leasing of shopping mall, high-end commercial properties or related field; Possesses excellent interpersonal skills with good command of written and spoken English and Bahasa Malaysia; Computer literate with strong proficiency in Microsoft Word, Excel and PowerPoint; Strong report writing and presentation skills; Efficient, accurate with details and with strong analytical skills; Self-motivated, dynamic and able to work under pressure with tight deadlines; Good working knowledge of Malaysian Retail Market is an added advantage.
