Head of Property is responsible for overseeing and managing the company's real estate portfolio, including acquisition, management & disposition of properties. This role requires strategic leadership, extensive industry knowledge, & a proven track record in property management & real estate operations. The Head of Property will ensure optimal performance & value of the property assets while aligning the company's strategic objectives.

Responsibilities:

  1. Strategic Property Management
  • Develop & implement the property management strategy to support the company's goals & objectives.
  • Oversee the acquisition, development, & disposition of property assets.
  • Conduct market research & analysis to identify opportunities & make strategic recommendations.
  1. Property Operations
  • Manage day-to-day operations of the property portfolio, ensuring high standards & maintenance, safety, & tenant satisfaction.
  • Oversee property management teams & third-party service providers to ensure efficient & effective operations.
  • Implement & maintain best practices for property management & operational excellence.
  1. Financial Oversight
  • Develop & manage property budgets, ensuring financial performance aligns with company objectives.
  • Monitor & analyze financial performance of properties, including revenue, expenses, & return on investment.
  • Optimize property revenue through effective lease management, rent collection & cost control.
  1. Tenant & Lease Management
  • Oversee tenant relations & ensure high levels of tenant satisfaction.
  • Manage lease negotiations, renewals, & enforcement of lease agreements.
  • Resolve tenant issues & disputes in a timely & professional manner.
  1. Regulatory Compliance
  • Ensure compliance with all local, state, and federal regulations related to property management & real estate.
  • Stay informed about changes in property laws, regulations, & industry trends.
  • Implement policies & procedures to adhere to legal & regulatory requirements.
  1. Portfolio Optimization
  • Evaluate & optimize the property portfolio to maximize value & return on investment.
  • Identify underperforming assets & develop strategies for improvement or disposition.
  • Conduct regular property evaluations & market assessments.
  1. Team Leadership & Development
  • Lead, mentor &develop the property management team, promoting a culture of excellence & accountability.
  • Manage departmental resources & ensure effective allocation of personnel & budget.
  1. Stakeholder Engagement
  • Act as the primary point of contact for internal & external stakeholders regarding property matters.
  • Build & maintain relationship with property owners, tenants, investors, & community representatives.
  • Represent the company at industry events, conferences & public meetings.

Qualifications

Education: Bachelors degree in real estate, Property Management, Business Administration, or a related field. Advanced degree or Professional Certificate is preferred.

Experience: Minimum 15 years of progressive experience in property management or real estate, with a proven track record of managing diverse property portfolios.

Skills:

  • Strong knowledge of property management, real estate investment & market analysis.
  • Excellent financial acumen & experience in budget management & financial reporting.
