Job Responsibilities-
The Maintenance Supervisor plays a critical role in overseeing the day-to-day operations of the facilities maintenance support service department. This position requires strong leadership skills, excellent organisational abilities, and a keen eye for detail to ensure the efficient delivery of services to customers.
The Maintenance Supervisor is responsible for coordinating and optimizing resources, managing personnel and maintaining high standards of quality and safety.
Duties & Responsibilities:
1. Planning and Organizing:
- Organize and assign tasks to the maintenance team with the assistance of the Maintenance Facilities Leader.
- Create and manage team working schedules for day-to-day tasks and additional tasks requested.
- Develop and update maintenance operational guidelines and procedures for new and existing equipment to ensure safety and efficiency.
- Supervision and Inspection:
- Supervise the Maintenance Facilities Leader and ensure technicians carry out their duties and assignments effectively.
- Provide guidance and support to team members, fostering a positive work environment.
- Conduct regular inspections of cleanliness and complete tasks, addressing any issues.
- Maintenance Tasks Management:
- Oversee and manage day-to-day maintenance tasks, ensuring timely completion.
- Ensure the facilities are well-maintained and all maintenance activities are performed to the highest standards.
- Conduct regular inspections of general facilities, building cleanliness, and preventive maintenance inspections, including water pump machine functionality.
- Coordination and Communication:
- Coordinate project arrangements and follow up on tasks with contractors (Quotation/Visit).
- Handle tenants, residents, customers, and other department inquiries and complaints through app monitoring.
- Communicate with the Maintenance Manager about overall tasks, resourcing, planning, any emergencies, or issues within the department.
- Inventory and Tools Management:
- Supervise and report to the Maintenance Manager the arrangement and management of deliveries, maintenance facility tools, and storage.
- Manage Tools Room inventory levels and request supplies to ensure an adequate stock.
- Track and record the use of tools and equipment, ensuring proper maintenance and storage.
- Safety Compliance:
- Ensure compliance with safety protocols and procedures.
- Conduct regular safety inspections and enforce the use of appropriate PPE.
- Respond and support in cases of emergencies related to maintenance.
- Documentation and Reporting:
- Maintain and keep track of all relevant maintenance documentation and provide it to other departments upon request, including defect reports and maintenance improvements.
- Verify all maintenance records and submit them to the Maintenance Manager.
- Submit weekly task reports (Task status: Completed/Pending) to the Maintenance Manager.
- Use the I-Stay AIO System i-Maintain App for task management and reporting.
- Quality Assurance:
- Develop and implement preventive maintenance procedures.
- Conduct quality checks on completed tasks and implement corrective actions as necessary.
- Ensure all activities are carried out in line with company policies and procedures.
- Team Leadership:
- Supervise and manage a team of employees, ensuring they understand and perform their roles effectively.
- Provide training and development to team members to enhance their skills and performance.
- Conduct regular team meetings to communicate updates, expectations, and feedback.
- Performance Management:
- Track and evaluate team performance, providing regular feedback and conducting performance reviews.
- Set performance goals and objectives for team members.
- Recognize and reward high performers and address underperformance.
- Other Responsibilities:
- Perform all other duties and tasks as assigned by the Maintenance Manager.
- Report to the Maintenance Manager for any task assigned by Another Departments and Top Management.
Job Requirement:
- Minimum of 2 years of experience in the maintenance field.
- At least 1 year of supervisory experience.
- Experience coordinating the installation, maintenance, and repair work.
- Experience managing a team of workers, regularly inspecting sites, and executing work as necessary.
- Experience repairing and maintaining the function and cleanliness of equipment, buildings, and machinery.
- Have computer literacy skills, good knowledge of Microsoft Office and Computerized Maintenance Management System (CMMS) will be an added advantage.
- At least Certificate (SKM Level 4) /Diploma in an engineering-related field is an advantage.
- Graduation from a technical school or institution in an engineering-related subject.
Working Location: I-Park, Kawasan Perindustrian, Bandar Indahpurah@Kulai or SILC. Kawasan Perindustrian, Iskandar Puteri, Johor. Work assignments may vary from time to time.
