· Responsible for the operations of the sites assigned.
· Reports to the Assistant Head of Operations-in-charge and the Managing Director at HQ level.
· Reports to the Management Committee/Office Bearers/Developer.
· Oversees the site management teams and ensure all operational matters related to daily operation i.e. security, housekeeping, mechanical and electrical item are its best operating condition.
· Ensuring the standard operating procedures for operations and financial matters are adhere to; ensuring the processes and deliveries are met to the SOPs.
· Ensuring the monthly management accounts is prepared in timely manner with all key accounting reports and financial notes.
· Ensuring monthly meeting been conducted and MOM been submitted to COB.
· Ensuring service provider’s contract and all related licenses (i.e. JKKP, ST, insurance, Fire Ext etc.) are valid.
· Preparing annual budget, periodic review reports and cash calls.
· Ensuring all functions of JMC/MC are carried out to the requirements of the Acts and keeping the records of the minutes and other reports reachable at all times.
· Establishing emergency response plan including fire drill, evacuation plan etc.
· To carry out or implement any other duties as instructed.
· Establish and maintain effective means of communication and close working rapport with residents and staffs.
· Assist the site team if necessary to attend to and act upon inquiries / complaints raised by residents with regards to management and maintenance-related matters.
· Ensuring all regulatory requirements are in order.
· Advise and setup of standard procedures and guidelines for Building Managers, Building Executives and Technicians.
· Consultation with clients on Vacant Possession process and formation of Joint Management Body/ Management Corporation.
· Consultation with clients on the guidelines and regulations of the Strata Management Act and any other relevant statutes.
Job Type: Full-time
Pay: RM4,500.00 - RM4,800.00 per month
