Job Objective

  • Ensures a well-defined strategic plan of new outlet openings is implemented.
  • Responsible for the overall selection of site/location.
  • Manage all aspects of new outlet development to support the Company's rapid and profitable growth.

1. Planning & Budgeting

  • Participate in existing and new market analysis.
  • Contribute to the development of long-term strategies and plans for the Brand/Company and execute strategies to achieve established goals.
  • Partner respective BUL to work out the yearly development plan and map out potential strategic sites for all Brands to ensure it meets the Brand’s expansion and financial objectives.
  • Partner Brand GM and Finance & Accounts Dept in working out the SAR (Site Approval Request) proposal to ensure the development budget and financial return is justified for execution.
  • Select new site and liaise with Agent and/or Leasing Manager of shopping mall to present our brand, for business expansion.
  • Collaborate with respective Brand GM and participate in site selection, and operational turnover of new outlet in assigned area.

2. Leasing Management

  • Negotiating for prominent side for best rental rate based on market and current trending.
  • Reviewing lease transactions and agreements as to comply with local regulations.
  • Ensuring all leasing agreements are properly filed, signed off prior tenancy expiry.

3. Communication materials

  • Ensure all communication materials are in uniformity with the Brand’s image and design.
  • Prepare and communicate landlord changes in policies, procedures and practices within the organization.
  • Obtain approval from relevant authorities and ensure all necessary operating licences and/or Agreement are in place prior to commencement of business

4. Others

  • Perform any other additional responsibilities as assigned by the Immediate Superior.

Required:

  • Candidate must possess at least a Bachelor's Degree in Property Management/Real Estate/Building Maintenance & construction or other relevant professional certification.
  • Candidate should have at least 5 to 6 years’ of working experiences in similar role a minimum of 2 years’ spent in managerial/supervisory capacity.
  • Exposure in Building Management/Project/Leasing is an added advantage.
  • Experience in basic financial and management reporting background with F&B, hospitality and/or retail related business is a must.
  • Possess sound knowledge in Legal, Hire Purchase, real estate market, property leasing, store acquisitions and other store development knowledge to fulfil daily operation.
  • Able to analyse and present data in an impactful & convincing manner.
  • Good team player with high integrity, interpersonal, organization and time management skills.
  • Self-discipline, self-motivated and dynamic personality to strive for results.
  • Possess exceptional communication skills to maintain good relationship with various parties.
  • Subject to needs basis, may required to work on odd hour to visit sites and/or provide support to operations team.

Job Types: Full-time, Permanent

Pay: RM5,000.00 - RM6,000.00 per month
