Job Summary:
The Building Maintenance Technician is responsible for the upkeep, repair, and preventive maintenance of the physical infrastructure of a building, including electrical, plumbing, HVAC (heating, ventilation, and air conditioning), and other building systems. This role involves troubleshooting and resolving maintenance issues promptly, performing routine inspections, and ensuring that the building is safe, secure, and compliant with health and safety regulations.
Key Responsibilities:
- Routine Maintenance: Perform regular inspections of building systems, including HVAC, electrical, plumbing, fire safety equipment, and elevators, to ensure they are functioning properly and meet safety standards.
- Repairs and Troubleshooting: Diagnose and repair issues related to building systems, such as plumbing leaks, electrical problems, malfunctioning HVAC units, and broken fixtures.
- Preventive Maintenance: Carry out scheduled preventive maintenance tasks, such as replacing filters, lubricating equipment, checking systems for wear, and ensuring proper functioning of safety equipment.
- Cleaning and General Upkeep: Assist with cleaning and maintaining common areas, including hallways, restrooms, and exterior spaces.
- Troubleshoot Equipment Failures: Respond quickly to emergency maintenance issues, such as plumbing backups, electrical outages, or HVAC malfunctions, ensuring minimal disruption to building occupants.
- Safety and Compliance: Ensure that the building complies with all relevant safety regulations, including fire safety, environmental, and health codes. Conduct routine safety checks and report any potential hazards or issues that may pose a risk to occupants.
- Vendor Management: Coordinate with external contractors or service providers for specialized repairs or maintenance tasks, such as major electrical work, roofing repairs, or landscaping services.
- Inventory Management: Maintain and organize a stock of necessary tools, parts, and maintenance supplies. Order and restock supplies as needed to ensure maintenance tasks are not delayed.
- Documentation and Reporting: Keep detailed records of maintenance activities, repairs, inspections, and any issues encountered. Provide reports to the Facilities Manager or Building Supervisor on a regular basis.
- Emergency Preparedness: Participate in emergency preparedness drills, such as fire drills, and assist with emergency evacuations or response activities as needed.
Key Skills & Qualifications:
- High school diploma or equivalent (required). Trade certifications or technical training in electrical, plumbing, HVAC, or related fields are a plus.
- Previous experience in building maintenance or facilities management is preferred. Experience in one or more of the following areas is a plus: plumbing, electrical work, HVAC, carpentry, or general construction.
- Basic knowledge of building systems (HVAC, plumbing, electrical, etc.)
- Strong troubleshooting and problem-solving skills
- Familiarity with safety procedures and regulations
- Ability to use maintenance tools and equipment safely and effectively
- Good communication skills and ability to work with other team members or vendors
- Time management skills and the ability to prioritize tasks
- Physical stamina for tasks such as lifting, bending, and climbing ladders
