Development Coordinator (Pre-Development) JL Projects Sdn Bhd (Johor Bahru) (A subsidiary of JLand Group Sdn Bhd and the Johor Corporation Group) Our company is looking for an organized, independent, and self-motivated Development Coordinator (Pre-Development) that will ensure the company's strategy is adhered to and carried out. The role also requires the candidate to bring in best practices in continuous improvement plans and activity into the organization. Key Responsibilities: The Development Coordinator (Pre-Development) will support the Development Lead in overseeing and managing the early stages of property development projects. This role will assist with the coordination of project activities and ensure that all necessary tasks, documentation, and communication related to the pre-development phase are completed effectively and on time. The Development Coordinator will focus on assisting in project planning, feasibility studies, documentation preparation, and regulatory compliance, providing a strong foundation for the smooth transition into the construction phase. - Support the Development Lead in managing the pre-development phase of property development projects, including planning, scheduling, and coordinating project activities. - Assist in the creation and maintenance of project plans, including scope, schedule, budget, and risk management strategies. - Prepare and organize project documentation such as project charters, budgets, timelines, and stakeholder communication plans. - Conduct research and assist in feasibility studies, site evaluations, and due diligence to support project decision-making and risk assessments. - Coordinate with internal teams and external stakeholders (e.g., architects, consultants, legal teams) to ensure project specifications and scope are clearly defined. - Track and update project schedules, ensuring milestones are achieved and escalate any issues to the Development Lead as needed. - Help facilitate the selection process for contractors, consultants, and other service providers, ensuring alignment with project goals. - Assist in managing project costs by monitoring scope changes and ensuring financial resources are allocated efficiently. - Ensure compliance with all regulatory requirements, including zoning, permitting, and other legal requirements by coordinating with legal, planning, and regulatory teams. - Support the preparation and negotiation of contracts, agreements, and other documentation for the successful transition from pre-development to construction. - Provide regular updates and reports to the Development Lead, tracking progress and identifying challenges in a timely manner. - Collaborate with the Development Lead in closing out the pre-development phase, ensuring that all deliverables are met, and the project is prepared for construction. Requirements:- - Bachelor’s degree in Real Estate Development, Construction Management, Civil Engineering, Architecture, or a related field - Minimum of 6 years of experience in property development or real estate project management, with a focus on the pre-development phase. - Strong knowledge of project management principles, practices, and tools, with formal project management certification (e.g., PMP) preferred. - Proven experience leading complex property development projects from conceptualization to pre-construction. - Expertise in project planning, budgeting, scheduling, and risk management, specifically within the property development industry. - Strong communication, negotiation, and interpersonal skills, with the ability to collaborate effectively with internal and external stakeholders. - Familiarity with the local regulatory environment, permitting processes, and zoning laws. - Ability to manage multiple projects simultaneously and work in a fast-paced, dynamic environment.
