Job Purpose
Assist in the marketing, leasing, tenancy administration and operations of GELM’s Let-Out properties located in “Branches” outstation i.e. Ipoh, Johor Bahru, Kota Kinabalu, Kuching, Seremban, Penang, Sibu, Tawau (the “Properties”) and other branch properties.
The Job
- Marketing and leasing the Properties and other branch properties.
- Assist to achieve high occupancy and rental returns for the Properties.
- Assist in handling the facility management of properties in Ipoh, Johor Bahru, Kota Kinabalu, Sibu and other branch properties.
- Supervise the outsourced Facility Management vendor to ensure good customer and operational services for properties in Kuching, Seremban, Penang & Tawau to minimize frequency of downtime.
- Assist in managing the income and expenses of the Properties.
- Liaison with Management Corporation on building and common facilities in Ipoh, Klang and Johor Bahru.
- Attend to tenants’ complaints and requests.
- Acting as the Confidential Assistant in the administration of Property Department.
- Assist in liaising with the property consultants on the valuation of GELM’s properties.
- Takes accountability in considering business and regulatory compliance risks and takes appropriate steps to mitigate the risks.
- Maintain awareness of industry trends on regulatory compliance, emerging threats and technologies in order to understand the risk and better safeguard the company.
- Highlight any potential concerns /risks and proactively shares best risk management practice.
- Other responsibilities entailed.
Our Requirements
- Preferably Diploma / Degree in Property Management, Real Estate Management, Building, Business Administration or Engineering.
- Minimum 3 - 5 years experience in areas related to property management, operations, marketing, leasing and building maintenance.
- Good communication skills
- Good public relations, negotiation and analytical skills.
- Good knowledge in marketing, leasing, tenancy administration and standard market practice of commercial properties.
- Good rapport with marketing agents and consultants to source for information.
- Implementation of documentation and control, Good public relations, Cost conscious, Teamwork
- High level of integrity, takes accountability of work and good attitude over teamwork
- Takes initiative to improve current state of things and adaptable to embrace new changes
