Job Purpose
- The Assistant Manager will assist the Manager of Operational Excellence & Sustainability in implementing and overseeing initiatives to optimize operational performance of assets and integrate sustainability practices into property management. The role focuses on supporting day-to-day operations, driving continuous improvements, assisting in sustainability programs, data analysis, tenant engagement, and ensuring compliance with ESG and regulatory standards.
Job Responsibilities
1. Operational Efficiency and Process Improvement
- Assist in the development and execution of strategies to improve operational efficiency across asset portfolios, with a focus on cost reduction, energy efficiency, and process optimization.
- Support in identifying areas of operational inefficiencies, including maintenance, property management, and tenant services, and help develop and implement improvement plans.
- Assist in tracking and analyzing key performance indicators (KPIs) to ensure operational goals are met.
- Assist with process automation, digitalization, and the use of data analytics to enhance operational efficiency.
2. Sustainability Strategy and Implementation
- Assist in the execution of the sustainability strategy to meet environmental and sustainability standards for assets.
- Work with the property management team to implement sustainable practices in capital improvement projects and daily property management tasks.
- Support the adoption of energy-efficient technologies, renewable energy solutions, and green building certifications.
- Assist to monitor and track energy consumption, water usage, waste management, and other environmental metrics, assisting with programs designed to reduce the environmental impact.
- Stay informed about current sustainability regulations and assist in ensuring compliance with local and international sustainability frameworks.
3. ESG Reporting and Compliance
- Support the team in gathering data and preparing ESG reports for internal stakeholders, investors, and regulatory bodies.
- Assist to track and document sustainability metrics such as energy usage, waste reduction, water conservation, and carbon footprint.
- Assist in the preparation of the annual ESG report, contributing insights on sustainability efforts, challenges, and future goals.
- Ensure compliance with relevant sustainability certifications, laws, and regulations.
4. Tenant Engagement and Education
- Assist in developing and implementing tenant engagement programs, including energy-saving initiatives, waste reduction, and promoting sustainable practices in leased spaces.
- Work closely with property managers and leasing teams to communicate sustainability initiatives to tenants and encourage their participation in sustainability programs.
- Support tenant education efforts to foster awareness and behavioural changes that promote sustainability within buildings.
5. Projects
- Support in the planning, execution, and monitoring of operational enhancement projects, focusing on automation, digitalization, and sustainability.
- Collaborate with the asset enhancement team to help implement energy-efficient upgrades, renewable energy solutions, and sustainable materials for building improvements.
- Assist in managing project timelines, budgets, and ensuring alignment with financial targets and operational goals.
6. Financial Performance and Reporting
- Assist in analyzing costs and cost-reduction opportunities associated with operational performance, including energy consumption, waste management, water usage, and maintenance.
- Assist in monitoring expenditures to ensure compliance with the approved budget.
- Assist in the financial analysis for specific sustainability and operational enhancement projects, such as automation initiatives, energy-efficient upgrades, or the implementation of green technologies.
7. Data Analysis and Performance Monitoring
- Assist in analyzing operational and sustainability data to identify trends and track performance across asset portfolios.
- Support in developing insights from data to inform decisions and improve sustainability efforts, reduce costs, and optimize asset value.
- Maintain and operate technology platforms to track and monitor energy, water, and sustainability metrics.
8. Safety, Health Environmental (SHE), Regulatory Compliance and Risk Management
- Assist in coordinating and implementing SHE initiatives across all assets.
- Conduct regular inspection to ensure compliance with building codes, safety regulations, environmental laws, and other regulatory requirements.
- Support the development and maintenance of the risk register, ensuring that risks are identified, tracked, and reported regularly according to corporate standards.
Education/ Professional Qualification
- Bachelor’s degree in Sustainability, Environmental Science, Real Estate, Business Administration, Engineering, or a related field.
- Minimum 5 years of experience in operations management, sustainability, or energy management within real estate.
Professional Experience
- Strong data analysis and reporting skills, with experience in using performance metrics and KPIs.
- Strong knowledge of sustainability practices, energy efficiency, and environmental stewardship.
- Strong project management skills, with the ability to manage multiple initiatives and stakeholders simultaneously.
- Ability to work collaboratively with cross-functional teams in a fast-paced, results-oriented environment.
- Strong communication skills, both written and verbal, with the ability to engage and educate internal and external stakeholders.
- Proficiency in building management system, energy management platforms, and Microsoft Office Suite (Excel, Word, PowerPoint).
