SUMMARY :

  • The Development Lead (Development) will be responsible for leading and managing the entire development process including high-rise property projects, from concept through to construction completion.
  • This role requires extensive experience in high-rise developments, ensuring all stages of the project are executed efficiently, within budget, and on schedule.
  • The Development Lead will coordinate with various internal teams, external consultants, and contractors to deliver successful projects that meet both quality standards and regulatory requirements.

JOB RESPONSIBILITIES :

  • Lead the overall development process of projects including high rise projects, ensuring the successful execution from planning, design, and permitting to construction completion and handover.
  • Apply expertise in development to provide strategic direction and oversight for project design, technical planning, and implementation.
  • Work closely with architects, contractors, engineers, and other stakeholders to define project scope, objectives, and timelines for developments.
  • Ensure that all phases of the project meet the highest standards in terms of quality, cost control, and compliance with building codes, safety standards, and environmental regulations.
  • Oversee the development of detailed project plans, budgets, and schedules, ensuring alignment with company goals and expectations.
  • Act as the primary point of contact for all project-related matters, including managing communication between internal teams, external consultants, government authorities, and contractors.
  • Manage the procurement and selection of contractors, vendors, and consultants, ensuring timely delivery and cost-effective execution of services and materials.
  • Monitor project progress through regular site visits, meetings, and reviews, ensuring that construction is progressing according to plan and addressing any challenges or delays.
  • Implement risk management strategies by identifying potential issues early in the project and ensuring appropriate mitigation measures are in place.
  • Ensure project documentation, including contracts, permits, inspections, and certifications, are accurate and up-to-date throughout the development and construction phases.
  • Review and approve construction plans, materials, budgets, and changes to ensure they meet the project’s requirements and objectives.
  • Oversee the commissioning and handover process of the completed high-rise development to property management or end-users, ensuring all necessary documentation and compliance certificates are in place.
  • Lead and mentor project teams, ensuring effective communication, problem-solving, and collaboration between all departments involved in the development process.
  • Report project status regularly to senior management, providing updates on budgets, timelines, risks, and milestones.
  • Conduct post-project evaluations to identify lessons learned and ensure continuous improvement for future developments.

JOB REQUIREMENTS :

  • Bachelor’s degree in Real Estate Development, Construction Management, Civil Engineering, Architecture, or a related field (Master’s degree or relevant certifications in project management preferred).
  • Minimum of 10 - 12 years of experience in property development or real estate project management, with a focus on the pre-development phase.
  • Strong knowledge of project management principles, practices, and tools, with formal project management certification (e.g., PMP) preferred.
  • Proven experience leading complex property development projects from conceptualization to pre-construction.
  • Expertise in project planning, budgeting, scheduling, and risk management, specifically within the property development industry.
  • Strong communication, negotiation, and interpersonal skills, with the ability to collaborate effectively with internal and external stakeholders.
  • Familiarity with the local regulatory environment, permitting processes, and zoning laws.
  • Ability to manage multiple projects simultaneously and work in a fast-paced, dynamic environment.
  • A proactive approach to problem-solving and conflict resolution.

Job Types: Full-time, Contract
Contract length: 24 months

Pay: RM10,000.00 - RM16,000.00 per month
