Key Responsibilities :-
1. Financial Management and Reporting :
- Oversee financial accounts for multiple properties or portfolios.
- Prepare and review financial statements, including balance sheets, profit and loss, and cash flow statements.
- Ensure timely processing of rent collections, deposits, maintenance invoices, and other property-related expenses.
- Generate and prepare monthly financial reports to clients.
- Monitor property budgets, ensuring expenses are controlled are variances are addressed.
2. Account Payable & Receivable :
- Manage the account payable process, ensuring bills and invoices are paid on time.
- Track rent and other income payments, ensuring timely collection and accurate recording.
- Review security deposit accounts in monthly basis, and ensure appropriate handling per lease agreements.
- Review deposit refund account in daily and weekly basis to ensure refund is being made within 7-14 working days.
3. System and Process Improvement :
- Implement and maintain accounting software together with property management system.
- Analyze and recommend improvements to accounting processes to enhance accuracy and efficiency.
4. Compliance and Regulatory Oversight :
- Ensure that all financials comply with local, state and federal regulations.
- Stay updated on property tax regulations, real estate laws, and other relevance compliance matters.
- Assist with audit and tax matters and ensure proper documentation is maintained for audit and tax purpose.
5. Additional Task :
- Perform any other appropriate duties upon request by the Director or the Manager.
