Workplace: On-Site (Apartment/Condominium) Salary Range: RM 1,800.00 - RM 2,500.00 (negotiable, subject to work experience) 1. SUPERVISION: - Oversee and supervise all maintenance activities within the Taman Puncak Menggatal. - Ensure all repair and maintenance works conducted by outsourced contractors/service providers and inhouse handy man are conducted efficiently and good standards. - Required to attend and co-ordinate all urgent repair and service calls 24/7 and ensure the safety and functionality of all the building services. 2. MAINTENANCE ACTIVITIES: - Perform regular inspections of the buildings to identify maintenance needs, rectification proposal and provide a building maintenance report to HQ. - Schedule and oversee routine maintenance and repairs (e.g., plumbing, electrical systems, elevators, etc.). - Ensure preventive maintenance tasks are carried out to prevent breakdowns. 3. QUOTATION REQUESTS: - Independently request quotations as per company’s Request of Quotation (RFQ) protocol from outsourced panel of contractors/service providers for all repair and maintenance works. - Evaluate and compare quotations to ensure cost-effective and quality service. 4. COORDINATION: - Coordinate with contractors/service providers to schedule and oversee repair and maintenance activities. - Ensure all contractors/service providers to comply with building policies and safety regulations. 5. BUDGETING AND COST MANAGEMENT: - Assist in the preparation and management of the maintenance budget. - Monitor and control maintenance expenses to stay within budget limits. - Recommend cost-saving measures and efficiency improvements. 6. COMMUNICATION: - Act as a point of contact between the management, maintenance staff, contractors, and building residents. - Communicate maintenance schedules, work progress, and any disruptions to building residents. 7. EQUIPMENT AND INVENTORY MANAGEMENT: - Oversee the maintenance and repair of building equipment and tools. - Manage inventory of maintenance supplies and ensure timely procurement of necessary materials. 8. STRATEGIC PLANNING: - Develop and implement long-term maintenance plans to ensure the building remains in good condition. - Identify and recommend improvements to building systems and infrastructure. 9. REPORTING: - Maintain detailed records of all building maintenance activities, including work orders, quotations, and invoices. - Provide maintenance reports to management on maintenance status and any issues encountered. - Provide a monthly/yearly building maintenance/services schedules for management use. 10. COMPLIANCE: - Ensure all maintenance activities comply with local laws, regulations, and building codes. - Keep updated with industry standards and best practices.
