Strategic Leasing & Space Planning
- Develop and implement comprehensive leasing strategies to optimize tenant mix and maximize rental income.
- Drive the leasing roadmap from planning to execution, ensuring alignment with project goals, budget forecasts, and timelines.
- Collaborate closely with clients, architects, and consultants to align leasing activities with the mall’s design and business objectives.
- Stay updated on retail trends to regularly review and refine leasing strategies, ensuring competitiveness in the market.
Tenant Sourcing & Deal Negotiation
- Identify and engage with prospective tenants that complement the mall’s vision and enhance its overall appeal.
- Lead lease negotiations, securing favorable terms that support both the company’s financial objectives and tenant satisfaction.
- Build strong relationships with retail brands and key decision-makers to foster long-term leasing partnerships.
Leadership & Team Management
- Manage and mentor the leasing team, setting clear goals, providing guidance, and driving high performance to meet leasing targets.
- Foster a collaborative work environment, encouraging innovation and teamwork to achieve business objectives.
Leasing Operations & Compliance
- Oversee all leasing documentation, ensuring accuracy in contracts, Letters of Offer (LOOs), and tenancy agreements.
- Manage and monitor lease renewals, expirations, and terminations to ensure smooth transitions and minimize vacancies.
- Implement efficient administrative processes to support leasing activities and ensure regulatory compliance.
Performance Analysis & Reporting
- Analyze tenant sales performance to identify trends, opportunities, and risks that may impact leasing decisions.
- Prepare detailed progress reports for management and clients, highlighting key metrics, achievements, and strategic recommendations.
- Provide insights on market developments and competitor activities to inform business strategies.
Stakeholder Engagement & Relationship Building
- Cultivate strong relationships with both new and existing tenants, ensuring their needs are met and fostering long-term partnerships.
- Serve as the key liaison between internal departments, external partners, and stakeholders to streamline leasing processes.
Project Support & Special Assignments
- Support cross-functional teams, including mall operations and project planning, to ensure integrated project delivery.
- Take on ad-hoc projects and special assignments as directed by senior management.
Job Requirements:
- At least Degree or Diploma in Marketing / Business Studies / Estate Management or relevant field.
- Possess excellent interpersonal skills with good command of written and spoken English and Bahasa Malaysia.
- Computer literate with strong proficiency in Microsoft Excel and PowerPoint, Photoshop and basic knowledge of AutoCAD is an advantage.
- Strong report writing and presentation skills
- Efficient, accurate with details and with strong analytical skills.
- Self-motivated and able to work under pressure with tight deadlines.
- Good working knowledge of Malaysian Retail Market is an added advantage.
