What you’ll be doing:
Responsible for supporting the Asset Management Director in optimizing the portfolio's performance, enhancing long-term value, and driving strategic initiatives. This role will involve managing a diverse portfolio that includes lounges, hotels, and food & beverage outlets while implementing asset strategies.
Key job responsibilities will require the management of business units and other relevant assets based on following areas but not limited to:
- Strategy: Assist in formulating and executing asset management strategies.
- Revenue Enhancement: Identify opportunities for increasing asset revenue through innovative initiatives.
- Asset Protection and Enhancement: Implement measures to safeguard and improve asset value.
- Risk Mitigation: Analyze and manage asset loss risks.
- Create financial simulations and prepare comprehensive reports on asset performance.
- Analyze and monitor global & regional economic trends, and peers’ performance against internal data to provide guidance for the group strategic and goal setting.
- Assist in evaluating and executing portfolio asset strategies aligned with growth objectives.
- Contribute to the analysis of existing properties and related investment activities.
- Perform detailed analyses of business unit performance, including lounges, hotels, food & beverage, and airport passenger services.
- Assist to advise direction of contract renewals, etc.
- Assist in providing regular reports to investment committee on findings and recommendations.
- Collaborate in the development of both short- and long-term asset management plans.
- Perform detailed orientated and financial risk analysis of target communities and advise on performance updates and major asset level decisions including detailed follow through.
- Collaborate with cross-functional teams to implement strategic initiatives.
- Prepare Asset Management presentations and proposals.
- Participate on ad hoc projects to support as assigned by direct superiors.
About you:
- Industry knowledge in real estate and/or hospitality, with strong technical and financial modeling skills.
- Minimum of 2 years of experience in real estate finance, asset management, investment, business planning / control, business development finance.
- Degree in Real Estate, Finance, Investment, or a related field.
- Strong analytical capabilities with high proficiency in MS Excel, data collection, organization, and analysis. Knowledge in PowerBI will be an advantage.
- Understanding of business frameworks, including profit & loss statements and balance sheets.
- Excellent research, analytical, writing, and communication skills.
- Ability to work independently and collaboratively with multiple stakeholders.
- Confident and assertive, with a collaborative approach and strong organizational skills.
- Self-motivated and target-driven, capable of managing multiple priorities effectively.
