Location: Nilai Impian Employment Type: Contract As a Facilities Officer Cum Technician, you will be responsible for maintaining, repairing, and upgrading the condominium’s facilities and equipment to ensure smooth daily operations. Key Responsibilities 1. Building & Facilities Maintenance - Maintain, upkeep, and upgrade the building, facilities, equipment, and services. - Perform general repair works, including electrical, painting, tile replacement, cementing & plastering, toiletry fitting, and plumbing. - Perform troubleshooting and repairs on all systems and utilities under the care of building to ensure uninterrupted operation. - Ensure all maintenance work is completed safely and complies with building and safety regulations. - Perform preventive maintenance tasks to prevent potential building issues. 2. Landscaping & Cleanliness - Maintain cleanliness of the surrounding areas of the property, including common areas, gardens, and parking lots. - Water, trim, and cut grass, bushes, trees, and plants to maintain a neat and tidy environment. - Maintain and service gardening equipment such as grass cutters and grass poison sprayers. 3. Vendor & Renovation Supervision - Monitor and oversee renovation works to ensure compliance with management guidelines. - Coordinate with external vendors and service providers for specialized services (e.g., lift maintenance, pest control, electrical and plumbing work). - Ensure that external contractors adhere to safety and quality standards when performing work on-site. 4. Facilities & Helpdesk Support - Attend to facilities helpdesk requests and resolve maintenance-related complaints from residents. - Carry out inspections of the property to identify and address potential issues before they escalate. - Maintain proper documentation of maintenance schedules, work orders, and safety reports. 5. Compliance & Safety - Conduct routine checks on essential systems, including fire safety equipment, water pumps, generators, and lift systems. - Ensure compliance with JKKP (DOSH), Suruhanjaya Tenaga, and other regulatory bodies. - Implement energy-saving and cost-effective maintenance strategies. 6. Other Duties - Carry out additional tasks as directed by the Superior or Management Corporation. - Keep accurate records of all maintenance tasks, repairs, and inspections. - Report any major repairs or equipment failures to the superior/building executive. - Maintain a log of inventory for maintenance parts and tools used. Qualifications & Requirements 1. Education: Possess at least Bachelor's Degree in Building, Maintenance, Construction, or a related field. 2. Experience: A minimum of 1 year of working experience in property management, preferably in low-density residential buildings. 3. Technical Skills: - Hands-on experience in plumbing, electrical, air conditioning, general building repairs, cleaning and landscaping. - Knowledge of lift systems, water pumps, and fire protection systems is an advantage. - Ability to operate and maintain gardening equipment and machinery. 4. Compliance Knowledge: Familiarity with JKKP (DOSH), Suruhanjaya Tenaga, and other safety regulations. 5. Communication: Proficiency in Bahasa Malaysia and English to coordinate with residents and service providers. 6. Physical Ability: Capable of handling physical tasks, working in confined spaces, and responding to emergencies. 7. Additional Skills: - Strong problem-solving and troubleshooting abilities. - Ability to work independently and in a team. - Willing to work on-call and during weekends/public holidays if required. - Proactive and enthusiastic to learn new skills and advance within the field.
