Position Objective

The Building Executive is responsible for providing leadership and management, overseeing the day-to-day operations of property management to ensure efficient and effective property maintenance and operations.

Job Responsibilities:

  • 1. Operational Coordination: Coordinate and oversee day-to-day operations and maintenance duties/activities with the maintenance team, contractors, subcontractors, and suppliers.
  • 2. Record Maintenance: Maintain accurate records of all maintenance and repair tasks.
  • 3. Liaison Assistance: Assist the property manager in liaising between various parties, including suppliers, service providers, and local authorities.
  • 4. Regular Inspections: Inspect the grounds, common facilities, and buildings on a regular basis to ensure proper maintenance and functionality.
  • 5. Complaint Management: Address and resolve complaints related to operational matters from owners and tenants.
  • 6. System Compliance: Ensure that building operation systems are fully implemented and adhered to.
  • 7. Emergency Procedures: Assist the property manager in developing and implementing emergency evacuation procedures for the building.
  • 8. Reporting: Submit daily and monthly reports to the property manager on the operation of the building, highlighting defects or problems requiring attention.
  • 9.License Monitoring: Monitor and ensure all licenses are renewed on or before their due dates.
  • 10. House Rules Enforcement: Assist the property manager in devising house rules for the building and ensure compliance by all owners.
  • 11. Inventory Management: Be responsible for keeping an updated stock inventory of maintenance tools, electrical items, parts, and consumables.
  • 12. On-Site Presence: Be on-site as needed, including outside regular hours, to address any immediate issues.
  • 13. Additional Duties: Perform other duties as assigned by the property manager.
  • 14. Facility Maintenance: Ensure common areas, facilities, and equipment are well-maintained and in good working condition.
  • 15. Regulatory Awareness: Stay updated on relevant laws and regulations, including the Strata Management Act 757.

Job Type: Full-time

Pay: From RM3,000.00 per month
