Key Responsibilities:

Contract Administration:

  • Preparation and negotiation of subcontract agreements, ensuring all terms and conditions are favorable for both parties.
  • Review and process subcontractor invoices, ensuring they are accurate and in line with agreed-upon terms.
  • Manage variations, claims, and disputes, ensuring they are properly documented and resolved.

    Monthly Claims:

    • Prepare and submit accurate monthly claims for completed subcontractor work, ensuring they reflect the work carried out and the agreed terms of the contract.
    • Review and validate the subcontractor's work progress to ensure that the claims are substantiated by the actual work completed on-site.
    • Liaise with the project team and subcontractors to address any discrepancies in claims and ensure timely submission.
    • Ensure that all claims are submitted in accordance with project timelines and contractual requirements.

      Subcontractor Coordination:

      • Evaluate, select, and engage suitable subcontractors for the project based on cost, quality, and performance factors.
      • Maintain strong relationships with main contractors, ensuring that performance meets the project’s quality standards and deadlines.
      • Monitor the progress and quality of subcontracted works through regular site visits and reporting.

        Reporting & Documentation:

        • Provide regular, detailed reports on subcontractor progress, cost performance, and any variances from the original budget.
        • Maintain organized and up-to-date records for all subcontractor agreements, claims, variations, payments, and related documentation.

          Site Visits and Inspections:

          • Conduct site visits to verify progress, quality of work, and compliance with safety and quality standards.
          • Ensure that all works are carried out in accordance with project specifications, drawings, and regulatory requirements.

            Compliance & Legal:

            • Ensure that all activities comply with relevant laws, building regulations, and health and safety standards.

              Qualifications:

              • Bachelor's degree in Quantity Surveying, Construction Management, or a related field.
              • Minimum of 1-4 years’ experience as a Quantity Surveyor in the construction industry, with specific experience in managing subcontractor contracts and claims.
              • Proven experience in preparing and submitting monthly claims, ensuring accuracy and timely submission.
              • Strong understanding of construction contracts, cost estimation, and budget management.
              • Excellent communication, negotiation, and problem-solving skills.
              • Proficient in MS Office.
              • Knowledge of relevant legislation and regulations in the construction industry.

Job Summary:

We are seeking a proactive and detail-oriented Quantity Surveyor (QS) Subcontractor to join our team. The successful candidate will be responsible for managing the financial and contractual aspects of subcontractor agreements within construction projects. The QS Subcontractor will collaborate closely with subcontractors, suppliers, and project teams to ensure the successful delivery of projects on time, within budget, and in compliance with all contractual obligations. A key aspect of this role includes preparing and submitting monthly claims for subcontractor work and efficiently managing variations to ensure accurate financial tracking. The role requires the use of own transport for site visits.
