Job Summary:
We are seeking an experienced and proactive Building Manager to oversee the operations, maintenance, and administration of our property. The ideal candidate will ensure that the building is well-maintained, compliant with regulations, and provides a safe and comfortable environment for tenants and visitors.
Key Responsibilities:
- Oversee the daily operations of the building, including maintenance, security, and cleanliness.
- Ensure compliance with all relevant laws and regulations, including Akta 757 (Strata Management Act 2013) and other local building codes.
- Manage service contracts and liaise with external vendors, contractors, and suppliers.
- Supervise and coordinate building maintenance activities, including electrical, plumbing, HVAC, and structural upkeep.
- Monitor and manage building expenses, budget planning, and cost control.
- Conduct regular building inspections to identify and address maintenance issues proactively.
- Ensure all safety measures, emergency procedures, and fire safety systems are in place and functioning properly.
- Prepare and present reports on building operations, maintenance, and expenses to management or property owners.
- Implement sustainability and energy-saving initiatives to improve efficiency and reduce operational costs.
Requirements:
- Diploma/Degree in Building Management, Estate Management, Property Management, Facilities Management, or a related field.
- Minimum [3] years of experience in building or facilities management.
- Strong knowledge of Akta 757 and other building-related laws and regulations.
- Excellent communication, problem-solving, and leadership skills.
- Ability to manage multiple tasks, prioritize responsibilities, and work under pressure.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint) and building management software is an advantage.
- Strong attention to detail and ability to handle emergency situations effectively.
Preferred Qualifications:
- Certification in Strata Management or Facilities Management.
- Experience managing high-rise residential or commercial properties.
- Familiarity with budgeting and financial reporting.
Job Type: Full-time
Pay: RM4,000.00 - RM5,000.00 per month
