Job Purpose:

Asset Management Executive is responsible for overseeing the planning, acquisition, management, and optimization of the organization's assets, including real estate, facilities, and other infrastructure. This role ensures that assets are acquired efficiently, utilized effectively, and aligned with the organization’s strategic goals to maximize value and operational efficiency.

Key Responsibilities:

1. Asset Acquisition & Planning:

  • Identify and evaluate potential asset acquisition opportunities, including real estate and facilities.
  • Conduct due diligence on prospective acquisitions, including financial, legal, and operational assessments.
  • Develop business cases and proposals for asset investments, including cost-benefit analyses and risk assessments.
  • Liaise with property agents, government bodies, and legal teams to facilitate acquisitions.
  • Ensure compliance with all regulatory and legal requirements for asset acquisition.

2. Asset Management & Optimization:

  • Maintain an up-to-date asset register, including ownership details, valuations, maintenance records, and usage status.
  • Develop and implement asset management policies and procedures to optimize asset performance.
  • Coordinate with the Facility Management team to ensure timely maintenance and repairs.
  • Monitor asset utilization and recommend strategies for improving efficiency, cost reduction, and sustainability.
  • Oversee asset disposal and decommissioning processes when required.

3. Financial & Risk Management:

  • Develop and manage asset-related budgets, ensuring cost-effectiveness and financial prudence.
  • Identify and mitigate risks associated with asset acquisition and management.
  • Assist in securing financing options, grants, or incentives for asset-related projects.

Qualifications & Requirements:

  • Bachelor's degree in Business Administration, Real Estate, Finance, Property Management, or a related field.
  • At least 3-5 years of experience in asset management, property acquisition, or a related role.
  • Strong analytical skills with the ability to assess financial feasibility and risks.
  • Knowledge of property laws, leasing agreements, and regulatory requirements.
  • Excellent negotiation and communication skills.
  • Proficiency in asset management software and Microsoft Office Suite.
  • Strong problem-solving skills and the ability to work independently.

Preferred Qualifications:

  • Professional certification in real estate, asset management, or financial analysis is an advantage.
  • Experience in managing commercial or industrial assets.
  • Knowledge of sustainability and green building practices.
