Job Description
POSITION GENERAL SUMMARY
- Oversee the terminal and off-terminal tenancy based on contractual obligations to ensure optimal operational efficiency, fostering tenant satisfaction, driving revenue growth and safety standards across all MASB airports.
ESSENTIAL POSITION FUNCTION
Non Aero Business
- Explore potential revenue on top of rental/ land lease activity
- Evaluate for low-value and short term tenancy process for terminal and off-terminal prospects to boost revenue and secure credible tenants.
- Maintain/ update a master data on airports tenancy to provide overview of MASB's non-aero business.
- Maintain and update budgetary record to ensure ample support are provided in delivering the non-aero business targets and meeting the contract obligation.
- Maintain a monthly performance report highlighting occupancy, revenue, work-in-progress, operational risk, etc.
- Prepare and maintain relevant status reports (periodic/ ad‐hoc) for the benefits of team members and tenants.
- Monitor execution of any development projects in the airports
Tenant Liaison
- Maintain a positive relationship with all tenants by monthly engagement to address their concerns, gather feedback, and ensure their satisfaction with the services provided
- Maintain a list of contacts, including key points of contact (PICs) from tenants to build strong relationships and facilitate effective management of tenant needs.
- Facilitating meetings to resolve tenancy issues and crises by providing necessary materials/resources and making appropriate referrals.
- Act as first responder to mitigate and resolve issues in case of breakdowns and disruptions.
- Contract governance - Issuance of notices, site instruction, memo (contract remedy , penalties, etc)
- Maintenance of the 'Tenant Handbook,' serving as the handbook's point of contact (PIC) and primary reference for stakeholders
- Ensuring governance to Certificate of Use (COU) compliance by the tenant
Facilities Management
- Implement routine facility preventive maintenance plan to ensure the ongoing upkeep and operational efficiency of all building systems and infrastructure
- Strategize and formulate budgetary plans for facility maintenance, aligning with revenue collection from service fees or the obligation rises based on rental value
- Ensure proper Non Aero Business unit budgetary include administrative expenses, transportation costs, training expenses, and other costs necessary for the efficient operation of the unit.
- Manage off-terminal occupancy to ensure that set targets are met and revenue is secured accordingly, aligning with the revenue goals set by KASB
Property Maintenance
- Manage procurement process for any maintenance works related to off-terminal tenancy
- Maintain and update tracking of maintenance work done as record and reference for future work
- Monitor and facilitate any compliance requirements from airside compliance, for any upcoming works i.e. maintenance/development
Building Audit
- Ensure reinstatement of premises upon termination/expiry of tenancy according to contractual obligations
- Perform regular inspections on building safety and security by establishing effective monitoring dashboard or matrix
- Ensure tenancy compliance to the government or agencies requirements for building safety & standard
- Conduct of building audit prior to the facility being tenanted out/ monetized, to establish the condition of the property and to ensure compliance with regulations
Key Challenges
- Maintaining positive tenant relationships and resolving issues promptly can be demanding, especially in a diverse and dynamic airport environment
- Managing the upkeep and maintenance of airport facilities to ensure operational efficiency and safety can be resource-intensive and require proactive planning.
- Identifying and mitigating operational risks, including disruptions and compliance issues, is crucial to maintaining smooth operations and tenant satisfaction.
Skills
- Experience in the aviation industry or a related field.
- Strong understanding of commercial property management and tenant relations.
- Excellent communication, negotiation, and interpersonal skills.
- Proficiency in Microsoft Office Suite and property management software.
- Ability to work independently and manage multiple priorities
Relevant Industries
- Degree with minimum 5 years in facilities management, property management, or a related area
Education
- Degree Certificate preferably with Business Administration, Property Management, Facilities Management or a related field
- (Master Degree would be an added advantage)
