Job Description: 1. Facilities Management of Company’s Property and Residential Projects Common Areas and Facilities • Oversee maintenance of Company’s Property and Residential Projects common. • Supervise contractors, service providers, and supplier. • Ensure safety and functionality of facilities and equipment. 2. Administration and Compliance • Maintain records (meeting minutes, financial reports, property documents). • Ensure compliance with the Strata Management Ordinance 2019 (specific to Sarawak) and other relevant local laws. • Assist in forming and registering the Residential Association or Joint Management Body (JMB) with the Sarawak Land and Survey Department. • Facilitate the handover of responsibilities and accounts to the JMB/Management Corporation (MC). 3. Financial Management • To work closely with Account Department to: o Develop and manage annual budgets for maintenance and operations. o Issue and collect maintenance fees, sinking funds, and other charges. o Monitor expenses to ensure budget adherence and cost optimization. o Prepare financial statements and reports for stakeholders. 4. Communication and Relationship Management • Act as a liaison between the developer, residents, and JMB. • Organize and attend meeting with residents and stakeholders. • Address resident’s feedback and resolve disputes or complaints. • Ensure smooth communication during the transition period. 5. Risk and Emergency Management • Implement safety, security, and emergency procedures. • Maintain insurance coverage for common areas and facilities. • Respond to emergencies and coordinate with relevant authorities in Sarawak when necessary. 6. Handover and Transition Activities • Manage defect liability inspections and rectifications during the Defects Liability Period (DLP). • Oversee the handover of documents, accounts, and common areas to the JMB. • Provide guidance to the JMB on operational, financial, and legal matters. Job Requirement: 1. Educational Background • Degree/Diploma in property management, real estate, business administration, or a related field. 2. Experience • Minimum 5 years in property management, preferably with strata-titled properties. 3. Knowledge • Familiarity with the Strata Management Ordinance 2019, Sarawak Building Ordinance, and other property-related regulations in Sarawak. 4. Skills • Leadership and communication skills. • Budgeting and financial management proficiency. • Problem-solving and conflict resolution abilities. • Competency in property management software and tools.
