Job Summary:

The Maintenance Operations Lead is responsible for performing preventive and corrective maintenance tasks to ensure the proper functioning of air-conditioning units, appliances, and other essential facilities. This role involves servicing A/C units, performing minor A/C repairs, overseeing third-party appliance servicing, and assisting in general operational maintenance tasks as needed. The individual will play a key role in maintaining tenant satisfaction by ensuring facilities are well-maintained and fully operational.

Key Responsibilities:

1. A/C Maintenance

  • Conduct routine preventive maintenance on air-conditioning units.
  • Diagnose and troubleshoot A/C issues to perform minor repairs if necessary.
  • Coordinate with external vendors for major A/C servicing and repairs.

2. Appliance & Facility Maintenance

  • Conduct basic servicing of appliances such as washers, refrigerators, and door locks to ensure functionality.
  • Identify faulty appliances and escalate issues requiring vendor support.

3. General Maintenance & Operational Support

  • Respond to facility maintenance requests from tenants and internal teams.
  • Assist the operations team with tasks when time allows.
  • Maintain accurate service logs and documentation for maintenance activities.

4. Safety & Compliance

  • Adhere to company safety protocols when handling repairs and maintenance tasks.
  • Ensure compliance with building maintenance regulations and guidelines.
  • Maintain proper use of tools, equipment, and protective gear.

Qualifications and Skills:

  • Certificate, Diploma, or equivalent in Electrical, or Mechanical Maintenance.
  • Minimum 2-4 years of hands-on experience in A/C servicing, minor repairs, and general maintenance.
  • Experience in handling home appliances maintenance is an advantage.
  • Strong knowledge of air-conditioning systems and troubleshooting.
  • Basic electrical and plumbing repair skills.
  • Ability to diagnose and repair minor mechanical issues with appliances.
  • Knowledge of CMMS (Computerized Maintenance Management Systems) is a plus.
  • Ability to work independently and prioritize maintenance tasks.
  • Strong problem-solving and troubleshooting skills.
  • Good communication and teamwork skills.
