Job description:

1. Property Maintenance & Operations

  • Ensure the building is properly maintained, including electrical, plumbing, HVAC, and structural components.
  • Oversee repairs and maintenance work, coordinating with vendors, contractors, and maintenance teams.
  • Conduct regular inspections of the property to identify and resolve any issues.
  • Manage waste disposal, cleaning, security, and landscaping services.
  • To carry out inspection of the building at least once a week.

2. Tenant & Resident Relations

  • Serve as the main point of contact for tenants, residents, or commercial occupants.
  • Address tenant inquiries, complaints, and service requests promptly.
  • Ensure compliance with lease agreements and building policies.
  • Coordinate tenant move-ins and move-outs.

3. Financial & Budget Management

  • Monitor and manage building expenses, ensuring costs remain within budget.
  • Assist in rent collection and follow up on overdue payments.
  • Prepare financial reports, budgets, and forecasts for property owners or management.
  • Oversee utility bill payments and other operational expenses.
  • Assist in preparation of Monthly Report Assist in billing & collection and closely monitor the credit control/expenses to maintain a healthy Maintenance and Sinking Fund and prepare monthly credit report to your superior

4. Health, Safety & Compliance

  • Ensure compliance with local laws, building codes, fire safety regulations, and health & safety standards.
  • Conduct risk assessments and implement safety measures.
  • Coordinate emergency preparedness plans and ensure fire alarms, sprinklers, and safety equipment are functional.

5. Vendor & Contract Management

  • Hire and supervise third-party service providers (cleaning, security, maintenance, etc.).
  • Negotiate and manage service contracts.
  • Evaluate vendor performance and ensure quality service delivery.

6. Administrative Duties

  • Maintain accurate records of maintenance activities, inspections, and incidents.
  • Prepare reports for property owners, management companies, or landlords.
  • Handle documentation related to leasing, contracts, and compliance.
  • To submit monthly report on condition of the structure, facilities and services provided in the building.
  • To keep records of all maintenance contracts and ensure that all the equipment such as fire-fighting equipment etc., are tested and maintained as per operation manual.

Job Requirements:

  • Experience in property management, facility management, or a related field.
  • Degree / Diploma or equivalent in property, hospitality, business, accounting, mechanical and electrical /architecture or related discipline
  • At least 1 years experience in managing stratified or gated community
  • Knowledge of building systems (HVAC, plumbing, electrical, security).
  • Strong problem-solving and communication skills.
  • Ability to manage budgets and expenses effectively.
  • Familiarity with property management software and reporting tools.
  • Understanding of health, safety, and compliance regulations.
  • Proficient in both written and spoken English & Bahasa Malaysia. Other language proficiency such as Cantonese / Mandarin is an added advantage
  • Knowledge of Strata Titles Act, Strata Management Act, Building & Common Property (Maintenance & Management) Act and its legistration and regulation Experience in taking over new completed project including implementation of quality audit and inspection to units and common property
  • Well versed with construction method of rectification and able to coordinates with building maintenance is added advantage
  • Dedicated, committed, willing to care for the community and willing to assume leadership roles
  • Posses good personality and PR skills Self motivated, able to work independently / team, positive and proactive
  • Computer Literate in Ms Office applications
  • Posses own transport and willing to travel
  • Willing to work extra hours (On-call)

Job Type: Full-time

Pay: Up to RM6,000.00 per month
