Scope Description
- Ensure the effective and functioning of the building and facilities to provide an efficient and safe environment for owner and tenant by using best practice to manage resources, services and processes to meet the needs of the center.
- Ensure that Rules & Regulation house rule are well implemented.
- Undertake any other duties as assigned by the Head of Operations and when required, from time to time.
- To work closely with chairperson or other committee to achieve the objective of enhancing and / or sustaining the building image and brand as a prestigious high-end building.
- To conduct, prepare and compile all necessary document and report for council meeting AGM and EGM.
- To ensure all licenses or contract required by the law or related Act to be renewed on time.
Maintenance/ Operation
- To prepare, execute and complete planned preventive maintenance programs for all mechanical, electrical and plumbing (MEP) services in the project.
- To prepare defects report and status to be presented during committee meeting and able to give suggestion logically to solve problem.
- Able to conduct vendor from to ensure facilities are well-maintained and report to the committee the technical problem.
- To monitor all service provider as a following task given and instruct.
- Attending complaint from the owner and tenant related ad-hoc, faults, defects and damages including recording and compiling report and feedback job status.
Procurement, Billing Purchase
- Prepare the annual budget (operational and capital expenditure) which includes the forecast that may be requested by the MC.
- To monitor the billing and collection of the maintenance charges and sinking fund.
- Obtain quotations from vendors and suppliers, in accordance with the organization’s procurement and purchasing policy.
Requirement:
- Candidate must possess at least a Bachelor’s Degree, Property Development/Real Estate Management or equivalent.
- At least 3 year(s) of working experience in the related field is required for this position.
- Preferably senior building manager specializing in Property/Real Estate or equivalent.
- Candidate have property manager and valuer is added advantage.
- Possess own transport
- Well versed law regulation and Strata Management Act 2013 Act 757.
- Creative and analytical thinking with attention detail.
- Able to work independently with minimum supervision
