Executive, Business Development
Summary
The Business Development Senior Executive will drive business growth by identifying new real estate opportunities in Malaysia and Singapore, managing development projects, and optimizing leasing operations. This position requires a mix of analytical skills, real estate expertise, and relationship management to enhance asset value and ensure the competitiveness of the company’s real estate portfolio. A key component of the role includes leveraging Map tools for data-driven decision-making in site selection and market expansion.
Key Responsibilities:
Site Development
- Develop and execute strategic growth plans using Map tools for location intelligence, competitor analysis, and demographic insights.
- Identify and assess new market opportunities by analyzing population density, customer behavior, and trade area analytics.
- Oversee the full real estate development process from site selection to project completion.
- Use Map Tools to analyze foot traffic, consumer catchment areas, and competitor positioning for optimal site selection.
- Collaborate closely with architects, contractors, and regulatory bodies to ensure smooth and timely project execution.
- Manage budgets, project timelines, and feasibility studies to maximize investment returns.
Leasing
- Develop and implement leasing strategies to secure high-value tenants and maintain high occupancy rates.
- Utilize Map Tools to assess trade areas, understand tenant demand, and optimize rental pricing.
- Negotiate lease agreements, renewals, and tenant mix strategies based on real-time market data.
- Oversee lease administration, ensuring compliance with financial, legal, and regulatory standards.
Skills and Qualifications:
- Proficiency in Map Tools: Strong ability to leverage location intelligence for real estate strategy, site selection, and market expansion.
- Analytical & Strategic Thinking: Exceptional skills in data analysis to interpret market trends, demographic insights, and competitor positioning.
- Project Management: Experience in managing real estate development projects from inception to completion, ensuring project goals are met on time and within budget.
- Negotiation & Communication: Strong negotiation skills for securing favorable agreements and maintaining positive relationships with stakeholders.
- Industry Knowledge: In-depth understanding of real estate market dynamics, zoning laws, leasing practices, and financial aspects of real estate deals.
- Relationship Management: Ability to develop and maintain strategic relationships with internal and external stakeholders, ensuring the successful execution of business development strategies.
Education & Experience:
- A bachelor’s degree in Real Estate, Business Administration, Finance, Economics, or a related field.
- Minimum of 3-5 years of experience in business development or real estate development, with a proven track record of identifying and securing new opportunities.
- At least 2 years of hands-on experience in managing real estate projects, including site selection, leasing, and development.
- Strong network within the real estate industry, including relationships with developers, investors, and key stakeholders across Malaysia and Singapore.
- Solid understanding of market dynamics, zoning regulations, tenant demand analysis, and lease negotiations in the commercial real estate sector.
