1. To provide assistances to the Building Supervisor/Building Executive/Building Manager. 2. To assist the Building Executive/Supervisor on the monitoring of the daily servicing contractor performances. 3. To ensure all daily M&E installation is working condition and to carry proper maintenance when needed. 4. To ensure all M& E are clean and tidy. 5. To carry any minor repair work as instructed by the Building Executive/ Supervisor/Manager. 6. To report to the Building Executive/Supervisor/Manager in the event that any major repair/replacement are to be conducted for approval. 7. To check and report on the daily operation of all M&E systems including all building facilities conditions. 8. To ensure all safety equipment stationed in all electrical room are in order for usage during emergency situation. 9. To check, test run, lubricate all M&E equipment i.e Generator set, Pumps, Fire alarm, and other equipment on the properties. 10. To ensure all preventive maintenance carried out regularly and to submit all service sheets either to the Building Executive/Supervisor/Manager for certification. 11. Technical staff is expected to carry out minor routine maintenance work as and when necessary in the course of their normal daily duties. 12. All tools, equipment and maintenance stores provided to the staff, will be kept safe, clean and tidy when not in use and will be available for use by all staff. For this purpose, keys to tool stores will be made available to the building staff on duty at anytime. 13. Contractors (whether engaged by the Company or by Client) are not permitted to carry out noisy work inside normal work hours or outside prescribed hours. 14. Routine procedures for repairs and maintenance requirements set out in a Maintenance Schedule compiled by Operation Mangers are to be followed at all times. 15. Operation Managers and Building Managers will take particular care in respect of repair works in progress. The Building Managers will ensure that service personnel or the contractor takes all necessary safety precautions to protect themselves, that of the public and any third party person.
