• Develop and implement strategic marketing and sales plans and forecast to achieve corporate objectives for our existing and future property development projects for both local and international markets; • Conduct and evaluate market research and competitor analysis with continual updates to adjust marketing strategy to meet changing market and competitive conditions; • Develops and recommends product positioning, packaging, pricing strategy and techniques to produce the highest possible long term market shares; • Assist the current sales team and agents in maintaining good relationship, negotiating sales transactions and closing deals. Establish new relationship with key strategic agents (local & overseas), panel of lawyers, promote housing loan arrangements for all sales and MM2H should require; • Ensure the sales team and appointed real estate agencies (local & overseas) are fully resourced and well directed with clear guidelines to their own job responsibilities; • Coordinates liaison in regards to sales matters between sales & marketing department with other related departments, real estate agencies (local & overseas), government agencies, bankers, lawyers, advertising agencies & etc; • Develops, manage and control sales/marketing operating budget; • Ensure effective control of sales results and takes corrective action to achieve sales objectives falls within designated budgets; • Plans and oversees advertising and promotion activities including print, online, electronic media, direct mail, exhibitions, private events etc; • Direct sales forecasting activities and sets performance goals accordingly; • Direct staffing & looking for new real estate agencies locally & in overseas, training, and performance evaluations to develop and control sales and marketing programs; • Guides preparation of sales & marketing activities reports and presents to top management; • Ensure the efficiency of the sales administration team in handling SPA and other related matters; • Leading the customer service in order to enhance the reputation of the company and to achieve customers’ satisfaction; • Promote and act in accordance with the company values, systems, policies and procedures; • Necessary to travel locally and overseas to promote existing and future project developments. • Any other duties that may be assigned from time to time.
