The Legal Project & Site Compliance Supervisor will play a crucial role in coordinating and managing projects within the organization. This role requires a blend of project management skills, technical expertise, and administrative capabilities. This role ensures that all projects are delivered on time, within budget, and to the required quality and safety standards.The individual will work closely with cross-functional teams to ensure the successful execution of projects, compliance with technical specifications, and efficient use of resources.

Job Description and Responsibilities:

1. Project Management:

  • Coordinate project activities, monitor progress, and address issues to ensure successful project completion.
  • Vendor Collaboration for Club Setup: Oversee the end-to-end process of setting up new GYMs, working closely with vendors during the fit-out period.
  • Work closely with architects, engineers, and other construction professionals to ensure project specifications are met.
  • Manage contracts and agreements with vendors, including terms for maintenance and service levels.
  • Maintenance and Warranty Period Oversight: Post-setup, ensure all maintenance issues are addressed promptly within the warranty period by:
  • Holding vendors accountable for any defects or maintenance issues.
  • Coordinating with internal teams and vendors for timely rectifications to avoid operational disruptions.
  • Strategic Project Management: Undertake special projects beyond the usual scope of practice, which involves:
  • Conducting thorough research on assigned topics or challenges.
  • Presenting options and recommendations to the management team based on best practices and strategic analysis.
  • Leading cross-functional project teams to implement chosen solutions or strategies effectively.
  • Timely submission of required reports and other administrative tasks as needed.
  • Ensuring finance schedules the payments in a timely manner.
  • Preparing, analyzing, and ensuring the accuracy and completeness of the construction budget before finalization.

2. Construction:

1. Oversee all daily construction activities to ensure work is executed to the highest standard.

2. Ensuring finance schedules the payments in a timely manner.

3. Coordinating with landlord/building management to ensure management is liable

for the agreed marketing terms once they are due.

4. Enforcing adherence to LIVIT and completing Basecamp checklist from start to

end.

5. Coordinating with vendors to ensure applications, permits and services are made

in a timely manner for the club setup such as credit card terminals, SIRIM

approval for equipment , CCTV and WIFI.

6. Conduct site visits to oversee site progress and update Management on the

findings.

7. Conduct final inspection before club opening and update Management on the

findings.

8. Monitor and follow up with the contractor on drawing submission and progress

and ensure it is in line with the timeline for handover to avoid any delay in

Opening.

9. Purchasing Presales & Opening material for the clubs.

3. Legal and Compliance

  • Compliance with Local and Zoning Regulations: Conduct regular site inspections and ensure all Anytime Fitness corporate clubs are in strict adherence to local laws, zoning regulations, and other regulatory requirements.
  • Liaising with the Corporate secretary for the setting up of company incorporation and preparing necessary documents for the setting up.
  • Responsible for creating staff email accounts and coordinating with the relevant departments.
  • Regularly liaising with municipal offices and local government entities to stay updated on relevant laws and regulations.
  • Conducting periodic audits of each club to identify and rectify any compliance gaps.
  • Advising and consulting on compliance standards and practices to ensure organization-wide awareness and adherence.
  • Entity Registration and Banking Compliance: Manage all legal documentation and compliance for entity registration, banking, and financial transactions
  • Ensure contracts are in compliance with local laws and corporate policies.
  • Negotiate terms with partners, vendors, and other third parties to protect the company’s interests.
  • Internal Compliance: Implement and oversee compliance with internal standards and project management methodologies.
  • Developing and updating compliance policies and procedures in line with organizational goals and legal requirements.
  • Liasing with Panel lawyers, vetting through contracts and finalizing the contracts with risk management.

Job Requirements and Qualifications:

  • Bachelor’s Degree in Law, Business Administration, Office Administration or a related field
  • Minimum 3-4 years experience in a similar role, particularly in relation to the above functions.
  • A highly organized, result-driven, collaborative and team player
  • Excellent project management skills and time management skills
  • Excellent verbal and written communication skills and an ability to communicate clearly with a range of people from diverse backgrounds and cultures.
  • Must be keen to details and possess a good record in keeping confidential information
  • Highly computer literate and familiar with Google Drives, sheet, Docs, Slides

Job Type: Full-time

Pay: RM3,600.00 - RM5,500.00 per month
