We are seeking a dedicated & proactive Building Manager to oversee the comprehensive management, operation, and maintenance of our properties. The successful candidate will ensure the meticulous upkeep of facilities, implement robust security measures & address the needs of proprietors/occupants with the highest level of professionalism. This role requires a leader with exceptional problem-solving skills & the ability to manage multiple responsibilities effectively. Key Responsibilities: Property Management: Oversee daily operations of the property, maintaining all facilities, common areas & amenities to the highest standards. Coordinate with service providers to ensure efficient performance of maintenance, cleaning & landscaping tasks. Maintenance Supervision: Lead & manage a team of maintenance staff & external contractors for regular inspections, repairs, and upgrades. Ensure all maintenance activities comply with safety regulations and industry standards. Customer Relations: Serve as the primary point of contact for proprietors & occupants, addressing concerns, complaints & requests promptly. Foster positive relationships through effective communication & excellent customer service. Security Management: Work with security personnel to ensure the safety & security of the property & its occupants. Review & enhance security protocols, including surveillance systems, access control & emergency response plans. Budgeting and Reporting: Prepare & manage the property’s annual budget, monitor expenses, negotiate contracts & seek cost-effective solutions. Provide regular reports on financial performance, maintenance status & occupant satisfaction. Compliance and Risk Management: Ensure compliance with all relevant regulations & company policies. Identify potential risks & implement measures to mitigate them, ensuring the safety & well-being of all occupants & staff. Qualifications: Degree or Diploma in Real Estate, Property Management, Building Services, or a related field. Minimum of 5 years of property management experience, with at least 3 years in a managerial role. Experienced in managing commercial, residential, or mixed-use developments. Skills: Strong leadership & team management abilities. Excellent communication & interpersonal skills. Proficiency in property management software & MS Office applications. Strong organizational & multitasking skills with the ability to prioritize & manage time effectively. In-depth knowledge of building systems, maintenance procedures, safety regulations & strata laws
