Job Description:

We are seeking an experienced and results-oriented Leasing Manager to oversee the leasing operations for our retail properties in Malaysia. The ideal candidate will have a strong background in retail leasing, tenant relations, and property management, with a proven ability to attract high-quality tenants, negotiate favorable lease terms, and maximize occupancy rates. This role requires excellent communication skills, a deep understanding of the retail industry, and the ability to build strong relationships with tenants and stakeholders.

Key Responsibilities:

  • Leasing Strategy and Planning:
  • Develop and implement leasing strategies to attract retail tenants and achieve high occupancy rates.
  • Identify target tenants and retail brands that align with the property’s positioning and customer demographics.
  • Tenant Acquisition and Retention:
  • Proactively seek and attract potential retail tenants through networking, outreach, and marketing efforts.
  • Conduct property tours and presentations to prospective tenants.
  • Build and maintain strong relationships with existing tenants to ensure lease renewals and tenant satisfaction.
  • Lease Negotiation and Management:
  • Negotiate lease terms, rental rates, and conditions with prospective tenants.
  • Prepare and review lease agreements, ensuring compliance with company policies and legal requirements.
  • Manage lease documentation and maintain accurate records.
  • Market Research and Analysis:
  • Conduct market research to stay updated on retail trends, competitor activities, and rental rates.
  • Analyze market data to identify opportunities for improving leasing performance and tenant mix.
  • Marketing and Promotion:
  • Collaborate with the marketing team to develop promotional materials and campaigns for available retail spaces.
  • Utilize online platforms, social media, and other channels to advertise leasing opportunities.
  • Financial Management:
  • Monitor and achieve leasing revenue targets.
  • Prepare leasing budgets and forecasts, ensuring cost-effective operations.
  • Track and report on leasing performance metrics, such as occupancy rates and rental income.
  • Tenant Relations and Conflict Resolution:
  • Address tenant concerns and resolve disputes in a timely and professional manner.
  • Ensure a high level of tenant satisfaction to foster long-term relationships.
  • Compliance and Reporting:
  • Ensure all leasing activities comply with local laws, regulations, and company policies.
  • Prepare regular reports on leasing activities, occupancy rates, and financial performance for senior management.
  • Team Leadership:
  • Lead and mentor a team of leasing executives or agents, providing guidance and support.
  • Foster a collaborative and results-driven work environment.
  • Coordination with Other Departments:
  • Work closely with property management, maintenance, and finance teams to ensure seamless operations.
  • Collaborate with legal teams to address lease-related issues.

Qualifications:

  • Bachelor’s degree in Real Estate, Business Administration, Marketing, or a related field.
  • Minimum of 5 years of experience in retail leasing, property management, or real estate, with at least 2 years in a managerial role.
  • Strong knowledge of the Malaysian retail market and leasing regulations.
  • Proven track record in negotiating and closing retail lease agreements.
  • Excellent communication, negotiation, and interpersonal skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Strong analytical and problem-solving abilities.
  • Fluency in English and Bahasa Malaysia; additional languages are a plus.
