Property/Building Manager
The role of the Building Manager is to oversee the daily operations of Tiara Kelana Condominium (TKC). The Building Manager (BM) reports to Tiara Kelana Management Committee (TKMC) and implements processes, procedures, rules and regulations that are mandated by law as well as House Rules. The BM will be responsible for ensuring the safety and security of residents (Owners, Tenants & visitors), coordinating and managing maintenance and repair activities, and liaising with vendors and authorities to ensure smooth daily property/ building operations.
A building manager should have excellent organizational, time management, project management, negotiations and interpersonal skills and ensure that TKC is in compliance with applicable regulations and building codes. The building manager should be able to respond to and resolve any issues reported by residents efficiently.
Property/ Building Manager Duties and Responsibilities:
·Coordinating and overseeing regular building maintenance and repairs.
·Managing and directing cleaning, landscaping and security staff and activities.
·Preparing and carrying out emergency protocols and procedures.
·Maintaining a safe environment for residents (owners, tenants) and visitors.
·Preparing and monitoring of maintenance budgets.
·Contracting and supervising repairs and maintenance work in a timely manner within budget.
·Negotiating and liaising with third-party service providers.
·Conducting regular building/property inspections and preparing reports.
·Review/ monitor i-Neighbour on a daily basis on progress and/or resolution of issues raised, ensuring KPI is constantly maintained.
·Ensuring facilities are in compliance with applicable policies, procedures, regulations, and building codes.
·Maintaining records of income, expenses, complaints, maintenance, etc.
·Preparing reports on the monthly financial expenses incurred.
·Ensuring service providers are paid for services delivered in a timely manner (within 30days).
·Responding to inquiries and requests by residents and resolving any problems or issues.
·Liaising with the relevant Authorities, Government and Licensing Departments, MBPJ, COB and others.
·Creating and implementing processes and procedures to ensure smooth and efficient operation of the Management Office.
·Provide guidance to Staff in performing their duties and responsibilities in accordance with established processes and procedures.
·Be very familiar with the Strata Management Act (ACT 757), and the procedures outlined within the ACT 757.
This is not an exhaustive list of duties and responsibilities, and the Management Committee of PPTK may add duties and responsibilities as deemed necessary/required for the proper management of TKC.

Pay: RM4,000.00 - RM5,500.00 per month
