Job Description:

The Property Development Executive plays a critical role in supporting the planning, execution, and management of property development projects within RAC’s land portfolio. The role involves assisting in feasibility studies, stakeholder coordination, procurement processes, and lease negotiations to drive Transit-Oriented Developments (TODs), commercial projects, and asset optimization strategies. This position is ideal for candidates with 0-5 years of experience who are looking to develop expertise in real estate, urban planning, and infrastructure development.

Key Responsibilities:

1. Project Planning & Feasibility Analysis

  • Assist in conducting market research, feasibility studies, and financial analysis for property development opportunities.
  • Support in preparing business cases, development proposals, and presentations for internal approvals.
  • Track and analyze land use policies, zoning regulations, and government incentives relevant to RAC's projects.

2. Procurement & Tender Management

  • Assist in preparing Request for Proposals (RFPs) and tender documents for consultants, contractors, and project partners.
  • Support the internal procurement process, ensuring compliance with relevant authorities.
  • Maintain records and track procurement timelines to facilitate smooth project execution.

3. Stakeholder Management

  • Support negotiations structuring for RAC’s land assets, ensuring commercial viability while aligning with corporate objectives.
  • Assist in coordinating with government agencies, investors, tenants, and consultants to facilitate approvals and project execution.
  • Maintain records of agreements, land utilization reports, and contractual obligations.

4. TOD Development Support

  • Assist in integrating TOD elements into RAC’s projects, focusing on sustainable urban development and commercial activation.

5. Internal & External Coordination

  • Assist in preparing materials and reports for Board Meetings and other senior management decision-making forums.
  • Act as a liaison for external parties such as developers, consultants, and potential development partners.
  • Track and follow up on key action items from project meetings to ensure smooth execution.

Qualification:

  • Bachelor’s degree in Real Estate, Urban Planning, Architecture, Engineering, or related property development fields.
  • 0-5 years of experience in property development, real estate, or project management. Fresh graduates with a strong interest in property development are encouraged to apply.
  • Strong analytical skills with the ability to interpret financial models, feasibility studies, and market trends.
  • Excellent organizational and project coordination skills to handle multiple tasks efficiently.
  • Knowledge of procurement processes, lease agreements, and government approval frameworks is an advantage.
  • Strong communication and stakeholder management skills to engage with both internal teams and external partners.
  • Proficiency in Microsoft Office (Excel, PowerPoint, Word) and basic knowledge of GIS, AUTOCCAD, or real estate modeling software is a plus.

Job Types: Full-time, Permanent

Pay: RM3,000.00 - RM5,000.00 per month
