Job Description:

We are currently seeking a highly motivated Building Executive to join our property management team. As a Building Executive, you will be responsible for overseeing the day-to-day operations and maintenance of an apartment building. You will ensure that the property is well-maintained, managed efficiently, and meets the needs of the occupants and stakeholders.

Responsibilities:

  • Manage all aspects of the building, including but not limited to maintenance, repairs, security, and tenant relations.
  • Develop and implement property management plans and strategies to optimize the property's performance and maximize occupancy rates.
  • Coordinate with external contractors, suppliers, and vendors to ensure timely completion of maintenance and repair tasks.
  • Conduct regular inspections of the property to identify and address any issues related to safety, cleanliness, and maintenance.
  • Handle tenant inquiries, concerns, and complaints in a professional and timely manner.
  • Maintain accurate records of financial transactions, budgeting, and expenses related to the property.
  • Collaborate with other departments and stakeholders to ensure effective communication and coordination.
  • Stay updated with industry trends, regulations, and best practices in property management.
  • Attend and prepare reports for monthly meetings with JMB/MC committee meeting.
  • Collect and track monthly maintenance and sinking fund fees from owners.
  • Monitor and administrate all payments related to JMB's bank account (insurance, property taxes, 3rd party suppliers, administrative outgoings)
  • Conduct AGM / EGM when required.

Qualifications:

  • Bachelor's degree in a relevant field such as business administration, real estate, or property management.
  • Strong knowledge of property management principles, practices, and regulations.
  • Excellent communication, negotiation, and interpersonal skills.
  • Strong organizational and problem-solving abilities.
  • Proficient in using property management software and Microsoft Office Suite.
  • Ability to work independently and handle multiple tasks simultaneously.
  • Knowledge of local building codes and regulations is desirable.

Working Hours

Mon-Fri: 9am - 5pm

Saturday: 9am - 1pm

Job Types: Full-time, Permanent

Pay: RM4,000.00 - RM4,600.00 per month
