Job Summary
Operate and monitor the building management system’s (BMS) to monitor and control the various functions of Suria KLCC's physical ACMV, electrical, fire safety and security systems.
Responsibilities
- Operate the building management system’s (BMS) central console and control panels to monitor the operational status of ACMV, lighting, gas system, elevators, fire alarms, and various subsystems required for building operations.
- To operate, monitor, evaluate and maintain CCTV systems comprising over 450 cameras by ensuring visual images are always to necessary standard, downloading recordings for the Authorities and ensuring compliance with data protection.
- Act as a focal point in dealing with complaints from tenants and escalates it to either Operations or Security Dept for onwards remedial actions. This includes logging the complaint into YARDI system for tracking purposes.
- Initiate appropriate emergency procedures as required due to system failures or alarm conditions in accordance with standard operating procedures.
- Maintain contact with appropriate maintenance personnel when conditions occur requiring on-site rectification by providing information regarding system conditions, problem location, and to assist in correcting problems through use of computer facilities.
- Analyse the operations of the plants with respect to the set point and setting up the various control parameters by performing daily monitoring of plant performance by utilizing the facilities built on the building management system (BMS) e.g. data logging, plant review, alarm manager status, etc.
- Use the historical logged data of various plants to review the system and propose improvements to enhance the system efficiency and / or reduce the operation cost as well as improve the services provided to customer.
- Respond to emergency calls during non-business hours and determine corrective actions, contact the appropriate staff to make work assignments, and conduct necessary follow-up actions. This includes ad-hoc activities related to ACMV, shutdowns, repairs, and emergency situations.
- Perform other related duties incidental to the work described herein.
Qualifications
- Prerequisite: Candidate must possess a Certificate in Engineering with minimum 2 years of experience.
- Fresh graduate with M&E (Mechanical and Electrical) Degree holder are encouraged to apply.
- Must have mechanical aptitude and a working knowledge of HVAC systems and operations, including electrical and electronic for large building automation systems.
- Initiative to actively pursue opportunities and training to maintain specialty skills and certifications required to perform assigned tasks.
- Must be self-motivated and have the ability to be productive with little or no direct supervision.
- Must be able to work from building drawings, architectural plans, operational guides, and maintenance manuals common to the trade, as well as modify existing drawings and schematics to account for components that have been modified or added to the system.
- The successful candidate will need to work based on rotating shift pattern.
