Job Responsibilities
- Plan, develop and manage the day-to-day project management of various projects from initiation to completion (the Project Life Cycle). This would include project managing new construction and/or A&A projects. This includes developing design brief, budgeting, conducting physical assessment and feasibility studies, conceptual space planning, tender and/or request for quotation preparation and evaluation, construction management, cost and time management, quality management, and defects management.
- Work closely with users, project consultants, site team, contractors, agencies and others parties.
- Assist in the technical reviews of consultant's proposals and contractor works to ensure that the projects are completed on time, within budget, and in accordance with the quality, design and specification requirements.
- Participate and manage the design development of the project with users, project consultants, site team, contractors, agencies and others related parties.
- Work closely with the commissioning teams to see to the successful hand over and commissioning of the hospital projects and healthcare facilities.
- Work closely with the consultants and contractor on safety, quality and budget in each stage of project to ensure timely and successful delivery of the Project.
- Monitor the project progress, project finance, and all other aspects of project management, and recommend action plan, if required, for successful delivery of the project.
- Ensure the project related procurements are awarded timely and in accordance to company’s policy.
- Conduct periodic inspection and identification of defective works or non-compliances by contractors at site and to feedback/follow up with the respective project consultants on actions required.
- Oversee the completion of the testing and commissioning of the building construction related works, especially the piling, builder’s works, various M&E services, interior fit-out and technical commissioning work.
- Work closely with consultants and contractor to monitor and take over the building (on completion), from the Contractors, to the hospital operations team, including the completion and handover of various documentations such as drawings, maintenance and operation manuals, warranties, etc.
- Monitor and follow up on defects and rectification works during defects liability period.
- Oversee the performance of the Resident Site Team engaged by the Group.
- Review progress payment claims and variations submitted by the respective project consultants or other direct contracts.
- Oversee the completion of the final accounts by the respective project consultants or other direct contracts.
- Attend to room data sheet review meetings, consultants’ meetings, site meetings, technical coordination meetings, tender interviews, etc. and review of minutes of meetings.
- Ensure a proper communication plan, presentations, reports and other communications throughout the project to various stakeholders.
- Organize, record, file and maintain all project documentation for project administration and auditing purposes.
- Attend to any other tasks as which may be assigned.
Requirements
- Recognized degree in Electrical / Mechanical Engineering or Architecture.
- Minimum 6 years of working experience as project manager in small and big scale project. Experience in healthcare industry will be an advantage.
- Familiar with Authority and Building Regulations, and workplace safety and health.
- A team player with excellent project management, supervisory, interpersonal and communication skills, who is proactive, adaptable and works well under pressure.
- Proficient in AutoCAD.
